In February, rental prices decreased or stagnated in 14 of the 16 million-plus cities.

In February, the median long-term rental rate decreased or stagnated in 14 of the 16 million-plus cities. The analysts of the Yandex Rent service, who conducted market research, told Izvestia about this.

According to analysts, the median long-term rental rate for all types of rooms in cities with a population of 1.2 million decreased by 1.2% in February and amounted to 34 thousand rubles. A decrease in rental prices was recorded in nine of the 16 million-plus cities. At the same time, the supply of rented apartments increased by 13.2% over the month.

The most noticeable reduction in the median long-term rental rate compared to the results of January 2026 occurred in Volgograd (-4.8%, 25 thousand rubles), Nizhny Novgorod (-3.8%, 35 thousand rubles), Samara (-3.3%, 30 thousand rubles), Rostov-on-Don (-2.9%, 30 thousand rublesUfa (-2.7%, 27 thousand rubles) and St. Petersburg (-2.3%, 44 thousand rubles). A less pronounced decrease in rental prices was recorded in Chelyabinsk (-1.6%, 25 thousand rubles), Yekaterinburg (-1.3%, 35 thousand rubles) and Krasnoyarsk (-1.2%, 28 thousand rubles).

In another five million people, the median rate stagnated in February, i.e. it remained at the January level or showed a decrease within one percent. Only two cities in February showed a slight increase in the cost of long—term rentals - Omsk (+1.5%, 26 thousand rubles) and Kazan (+1.7%, 36 thousand rubles).

"In February, the market for long-term rental housing in million-plus cities developed as part of a seasonal winter trend to restore supply and reduce rates. An increase in supply was noted in almost all million-plus cities. We can say that February, like the previous winter months, was quite comfortable for tenants, they had the opportunity to find suitable rental housing options with favorable conditions. Looking ahead, we expect a gradual activation of the market and a moderate increase in demand in March. Traditionally, the budget segment of housing will be the most popular in the first place. Nevertheless, we should not expect a significant increase in rates in March. The activation of the market is a smooth process: the median indicators of price, supply and demand are waiting for gradual changes," Andrey Zaiko, head of the Yandex Rent service, told Izvestia.

Head of the analytical center "Dom.On March 2, Mikhail Goldberg announced that this year the average price increase for Russian new buildings could be 10%. The specialist drew attention to the uneven dynamics of the real estate market by region. For example, in large cities like Moscow, housing prices are rising faster than the national average.
