The expert explained the growing interest in multi-storey warehouses in Russia
The development of the multi-storey warehouse segment in Russia is associated with a shortage of land in large cities and the development of logistics technologies. Harold Vlasov, Managing Director of the 3PL operator NC Logistic, told Izvestia about this on March 10.
"Multi-storey warehouses in Russia are moving from an experimental format to a full-fledged segment of logistics real estate. Their development is linked to the growth of e-commerce, the scarcity and high cost of land in large cities, as well as the introduction of technology," Vlasov said.
According to him, such projects are most actively implemented in the Moscow region. In the coming years, the increase in warehouse space may amount to about 400-500 thousand square meters, which will increase the market by 40-50%.
"In the regions, the format is still being treated cautiously. The lower cost of land and lower density of buildings make traditional single—storey warehouses on the periphery economically preferable, where large territories and convenient transport interchanges are available," the expert said.
Nevertheless, demand is gradually growing in St. Petersburg, Yekaterinburg, Novosibirsk, Kazan and Krasnodar, where competition for land near the consumer is increasing. The expert explained that the key factor in choosing the format remains the cost of land. If the site occupies more than half of the total investment structure of the project, the construction of a multi-storey warehouse becomes economically justified.
Multilevel complexes, according to Vlasov, are in demand primarily to optimize the "last mile" of delivery. They allow you to place sorting and fulfillment areas, office spaces, service areas and order pick-up points next to the consumer, which speeds up order processing and reduces logistical costs.
At the same time, the economy of such facilities differs from traditional warehouses. In the Moscow region, rental rates for Class A warehouses are about 10 thousand rubles per square meter. m per year, excluding VAT and operating expenses. In multi–storey complexes, the rental price varies in the range of 13.9–14.6 thousand rubles, and in some cases reaches 16.5-19.9 thousand rubles per square meter. m per year, Vlasov concluded.
