The most expensive studio on the Moscow market was a lot worth 147.9 million rubles in a premium class project located on Novy Arbat. Whitewill analysts told Izvestia about this on March 11.

It is specified that the most expensive apartment is located on the 11th floor and is offered without finishing, its area is 46 sq. m. The second place was taken by a studio in a complex located next to Red Square, on the territory of the historical Warm shopping malls behind GUM. The lot is presented on the second floor, the area of the apartment is 50 square meters, and the cost is 143.1 million rubles.

In the third position is an apartment on the 10th floor, which has an area of 46 square meters, and the cost is estimated at 142.1 million rubles. The fourth place belongs to a studio of 49 sq. m. m on the ground floor, it is sold for 133.1 million rubles. Completing the top five is another lot in club mansions. Studio without decoration with an area of 47 sq. m. The apartment on the 2nd floor is offered for 126 million rubles, the cost per square meter in this facility is 2.65 million rubles.

"In the segment of the most expensive studios, pricing is primarily determined by the developer. It directly depends on the location and the level of the project. As a rule, we are talking about premium and deluxe houses in the iconic central districts of Moscow, where the studio format itself is a rare and rather exceptional offer. As the facility is ready, and especially after the house is put into operation, the cost of such lots traditionally increases, as the available supply is gradually eroded. That is why we now see completed projects among the most expensive studios," said Ekaterina Levina, a top broker at Whitewill.

According to the expert, small lots appear in the deluxe segment on a point-by-point basis and are focused on a special request: these are usually apartments for short-term stays, for business trips or as an alternative to a five-star hotel.

"They are most often purchased by clients living outside the city or abroad, as well as for children, relatives, or as an additional space next to the main apartment, including with the potential for further consolidation," Levina added.

Analysts at NDV Real Estate Supermarket reported on March 4 that by the end of February 2026, the average price per square meter in the primary housing market of "old" Moscow amounted to 814.9 thousand rubles, including the elite segment. During the month, the cost decreased by 2.3%.
