Analysts noted a decrease in prices for new buildings in several districts of Moscow

According to the results of February 2026, the average price per square meter in the primary housing market of "old" Moscow amounted to 814.9 thousand rubles, taking into account the elite segment. Thus, the largest decrease, by 11.8%, was recorded in Babushkinsky district — this is due to the new volume of comfort-class housing under the renovation program. In the Novogireevo area, there was a decrease of 7.1% due to an increase in the number of large—format apartments in sale.

There was a 4.5% decrease in the Kotlovka area and a 4.4% decrease in the Ostankino area due to a change in the supply structure by apartment type.

"In November-January, there was an increase in demand and prices in the primary market against the background of expected tightening of conditions for issuing family mortgages. As a result, there is a cooling in the market in February, as active demand was realized in previous months," explained Elena Chegodaeva, Head of the Analytics and Consulting Department at NDV Real Estate Supermarket

She noted that therefore, in order to maintain demand, many developers introduce discounts in their projects, which is reflected in the price level. According to her, the negative dynamics of the weighted average cost (SVTs) in the primary market has not been observed for a long time.

In the short term, no price increases are expected, and in most projects, developers will make real discounts on apartment pools, the expert added.
