At the beginning of 2026, 14 redevelopment projects were presented in the primary market of the elite segment of Moscow, with a maximum age of 208 years. The average price per square meter in them is 2.82 million rubles, according to analysts at Metrium.
Redevelopment projects are complexes that include modernized buildings from past eras. Such objects combine historical appearance and modern functionality. In Moscow, this exclusive format of real estate is most common in the high-budget housing market (elite and deluxe class). According to Metrium, developers in the capital's primary luxury market are currently implementing 14 redevelopment projects. Among them, eight facilities are currently at different stages of construction, and six have already been commissioned.
Three years ago, 19 complexes with renovation elements were presented in the primary market of the elite segment of Moscow. Consequently, over the past three years, the number of high-budget redevelopment projects on sale has decreased by 21%. The share of such complexes in the structure of the elite segment's exposition decreased by 5 percentage points over the period under review, from 29% to 24%. Nevertheless, the current reduction in the number of reconstruction projects and their share in the structure of the exposition does not indicate a decrease in the interest of developers in the reconstruction of historical sites.
The balance of new buildings and redevelopment projects in the elite market is cyclical and depends primarily on the availability of available sites for development in attractive areas. A square meter in reconstruction projects today costs an average of 2.82 million rubles against 2.45 million rubles in the high-budget segment as a whole (+15%). Three years earlier, the average price per square meter in reconstruction projects, on the contrary, was slightly lower than the market average (1.64 million rubles versus 1.68 million rubles), experts from Metrium calculated.
"There is no need to talk about the real price gap between new buildings and reconstruction projects. Both formats are in demand among customers and have their own target audience. And the cost per square meter in the elite segment is primarily due to the status of the location. The choice of an object often depends on the personal preferences of the clients. The target audience of both types of real estate (new buildings and redevelopment projects) largely overlap," emphasizes Anna Radjabova, Director of the Metrium Premium Luxury Real Estate Management.
According to calculations by Metrium analysts dated January 20, the average apartment area in new buildings in Moscow in 2025 reached a maximum over the past five years and amounted to 65.7 sq. m. It was clarified that the average area increased most noticeably in the mass segment of new buildings in "old" Moscow and in New Moscow, where the indicator also updated a five-year record.
