Rented housing in the Russian Federation turned out to be more crowded than sold

Experts from Sberbank's Domclick service analyzed the differences between the rental and sale markets in terms of area and number of rooms. According to them, the choice between renting and buying depends not only on the amount of the monthly payment, but also on the characteristics of the objects themselves. This was reported by the press service of Domclick.

In most large regions, apartments for sale are more spacious than rental apartments. On average in Russia, the median area of a rental lot is 42 square meters, which is 13.4% less than that of housing on display for sale (48.5 square meters). The largest gap was recorded in the Republic of Tatarstan (25.6%), the Krasnoyarsk Territory (23.5%) and the Chelyabinsk Region (21.1%). The minimum difference was noted in Moscow and St. Petersburg: in the capital, rental apartments with an area of 53 square meters. They are inferior to those sold by only 7.2%, and in St. Petersburg the figures are almost the same — 42.8 square meters against 42 square meters (1.9%).

The most spacious lots are presented in Moscow, while the smallest square footage is in the Leningrad region.

When comparing with the primary and secondary markets, the differences are magnified. On average, rental apartments in the country are 16% more compact than secondary housing and 11% more compact than new buildings. The maximum gap with the "secondary market" was recorded in the Krasnoyarsk Territory (-22.2%), the Chelyabinsk Region (-21.4%) and the Leningrad Region (-20.9%).

The structure of the proposal for the number of rooms confirms the differences in the square footage. Studio apartments and studios predominate in rent (55.3% versus 43.4% for sale). Two-bedroom apartments occupy 31% of the rental and 35% of the sale. The share of three—bedroom apartments is 11.7% versus 18.7%, and objects with four or more rooms is 2% versus 2.9%. At the same time, more than half of the rental apartments (51%) are located in houses built no later than 2010, which indicates a more modern but compact nature of the rental stock in large cities.
