The Central Bank did not see an effect on the real estate market due to the situation with the Valley

The Central Bank of the Russian Federation does not observe a "Valley effect" on the real estate market. This was announced on February 13 by the head of the regulator, Elvira Nabiullina.

"We don't see a systemic effect now," Nabiullina said.

According to her, this is due to the fact that the situation around the apartment of the People's Artist of Russia has been resolved.

Laura Kuznetsova, managing expert of the PSB Center for Analytics and Expertise, in turn, on January 24, reported that the scandal surrounding the purchase and sale of apartments under the influence of fraudsters by Dolina had no significant impact on the volume of mortgage transactions in the Russian Federation. The expert added that the situation has also led to a redistribution of demand towards the primary housing market, where legal transparency of transactions is higher.

Residential education: the "Valley effect" proved ineffective

But buyers began to check homeowners more carefully.

On February 19, Mikhail Delyagin, Deputy Chairman of the State Duma Committee on Economic Policy, submitted to parliament a bill that excludes the recognition of a real estate transaction as invalid if the buyer did not know about fraud on the part of the seller organized by third parties.

Polina Lurie, the buyer of Dolina's former apartment, received the keys to real estate in Khamovniki on January 19. Her lawyer Svetlana Sviridenko clarified that the process of transferring the living space has been completed. Prior to that, it was reported that bailiffs arrived at the house in Khamovniki, and an official car was parked near the entrance of the actress.

On December 25, the Moscow City Court made the final decision on Dolina's eviction. In addition, it was decided to de-register her daughters and granddaughters. It is subject to immediate execution.
