Preferential mortgages with an increased limit are most often taken for the purchase of housing that has already been commissioned, Sberbank's Domclick service reported following a study of data on mortgage loans issued.
With rising housing prices, the limits on preferential loans are sometimes not enough to purchase a suitable property. In this case, you can consider a loan with an increased limit, which combines a mortgage with government support within the limit on preferential terms and an over-the-limit portion at the market rate. At the moment, mortgages with an increased limit are available in two preferential programs — Family and IT mortgages. By the end of 2025, its share in the total number of loans issued on Family mortgages was 0.9%, in IT mortgages - 0.7%.
The distribution of such mortgages by type of real estate differs from the standard values of Family and IT mortgages. Among the usual loans under these programs, the vast majority of disbursements — 84.3% — are for primary real estate, and 14% for suburban real estate, including ready—made houses and residential housing. Among mortgages with an increased limit, the ratio is shifted towards suburban real estate — its share in the volume is 34%, while primary real estate accounts for 65.1%.
Tatarstan tops the list of leading regions in terms of the number of mortgages with a combined rate, accounting for 12.3% of all loans of this type. The Moscow Region ranks fifth in terms of the number of preferential mortgages with a combined rate, while St. Petersburg ranks 12th.
Preferential mortgages with an increased limit also differ in the structure of transactions by type of contracts with developers. In 2025, the share of contracts for the purchase of ready-made facilities amounted to 31.4% in standard Family and IT mortgages. In the case of mortgages with a combined rate, borrowers are much more likely to choose already built facilities — their share reaches 52.4%.
