Vladimir Pinaev: the formula for success
Vladimir Pinaev's career trajectory is inextricably linked to the history of the market, which did not actually exist at the beginning of his career. A graduate of MGIMO with a degree in International Economic Relations, he completed his basic education with an MBA degree in corporate finance. This background became the basis for a systematic view of real estate.
It started in the early 1990s, the era of the spontaneous emergence of market relations. The first foreign companies were just starting to arrive in the country, and the search for premises for them resembled the work of a pioneer. One of Pinaev's first deals was to rent an office for Emerson Electric in the laboratory premises of the Medical Academy.
In those years, Pinaev's professional handwriting was formed. His subsequent leadership positions in the international company JLL, the role of managing partner in the development company MR Group, as well as work with major international and Russian corporations, cemented his reputation as an expert who is able to speak the same language with both global players and the largest national business.

An important career milestone for the hired manager was the leadership of the Russian office of the global consulting corporation CBRE, which Pinaev headed in 2014 and brought to the market leaders. However, the real challenge was ahead of him. The spring of 2022 presented the management with a tough choice between liquidating the business and finding an opportunity to save it.
Pinaev's decision was dictated by a sense of responsibility for 350 employees. The key pillar was the support of the team. The realization that the main value of a business lies in people, their competencies, and relationships with customers built over the years determined the way forward.
This path became a management buyout (buy-out). Vladimir Pinaev acquired CBRE's Russian business by founding the independent company CORE.XP. This was not a change of signage, but the starting point of a new stage. The results confirmed the correctness of the decision: in three years, the company's turnover doubled to 3 billion rubles, and the staff increased by more than 22%, exceeding 500 specialists. The company's portfolio includes projects such as the headquarters of the Bank of Russia, distribution centers for OK, offices of Aeroflot and Rostelecom, as well as transaction support with the Metropolis business center.
The evolution of consulting
Over the past three decades, according to Pinaev's observations, the profession of a real estate consultant has undergone radical changes. Previously, the key task was to find a certain number of meters for a client, but today the role has shifted towards strategic partnership. The focus shifted from the square to the business objectives of the customer. Modern consulting begins with asking about the client's strategic goals and how real estate can help achieve them — through increased productivity, strengthening the employer's brand, or optimizing logistics.

The project of the multifunctional complex "Huamin Park" became a vivid illustration of this approach. CORE.XP joined the work at the pre-exploitation stage in order to adapt an international project with cultural specifics to the Russian market. From the very beginning, deep diving allowed us to synchronize the launch of various functions of the complex: a five-star hotel, service apartments and offices.
Today, the company develops comprehensive solutions for large corporations, including long-term portfolio management strategies and area optimization. According to Vladimir, a modern consultant should consider not only the rental rate, but also the cumulative impact of the facility on the operational efficiency of the business, combining the roles of analyst, strategist and communicator.
Leader of the "green" agenda
Under the leadership of Vladimir Pinaev CORE.XP actively participates in the formation of industry standards, especially in the field of sustainable development. The company considers the "green" agenda not as a temporary trend, but as a logical development of work to improve the efficiency of real estate.
With dozens of facilities certified according to the international BREEAM and LEED systems in its portfolio, CORE.XP went further and developed its own certification system, CORE.ECO. It evaluates the compliance of buildings with national "green" GOST R standards.
Pinaev is confident that today environmental friendliness has moved from the marketing plane to the field of operational and financial necessity. Energy efficiency directly affects costs and reduces risks, and the company helps customers build comprehensive sustainability management systems for facilities. This activity contributed to the fact that in 2024 Vladimir Pinaev joined the presidium of the Russian Guild of Managers and Developers as vice president.

The concept of the conference was born out of real practice: no significant market project is implemented by the efforts of one party.
