The expert gave advice on asset allocation depending on the investor's goals.
The formation of an investment portfolio should change dramatically depending on age, financial goals, and risk tolerance. This was stated by Mikhail Kostromin, co-owner of AKTIVO, in an interview with Izvestia on January 31.
According to him, for young investors under the age of 35, the key task is to grow capital, which in the future will begin to generate passive income. During this period, it is acceptable to shift the portfolio towards risky assets such as stocks, which also allows you to gain important investment experience.
"After 30 years, investors usually come to a more informed approach and deep diversification. There is capital that needs to be saved, so the share of bonds and fixed income instruments increases, and the portfolio becomes more balanced, often supplemented by real assets, such as real estate," Kostromin shared.
For investors over the age of 55, the main goals are to save money and create a regular cash flow, a kind of "second pension". Risk tolerance decreases at this age, so bonds, deposits, and rental assets begin to predominate in the portfolio. The share of shares is reduced to 20-30%, and real estate and instruments that provide stable income play a key role.
Risk assets are applied only pointwise, since the overall investment risk of the portfolio must be minimized.
Kostromin stressed that when forming a strategy, it is important to first define clear goals and a time horizon for investments, then assess your risk level, desired profitability and required liquidity of instruments.
"It is also necessary to take into account the availability of free time for investment management, as some assets require constant analysis and monitoring of market dynamics. There is no "ideal" portfolio suitable for everyone, but the universal rule is diversification — choosing assets that do not correlate with each other," the expert noted.
He paid special attention to the role of commercial real estate, which, in his opinion, is a profitable tool for diversification. As a rule, it retains value during periods of volatility, and over the long term it increases in price along with rental rates, which helps the portfolio withstand inflation. In addition, commercial real estate generates a regular rental stream that can be reinvested or used as passive income, thus fulfilling two key functions: capital protection and cash flow generation.
