Prices for new buildings in the Moscow region increased by 18 over the year%
The average price per square meter of primary housing in the Moscow region increased by 18% over the year. This was reported to Izvestia on January 28 by analysts of the Metrium company, who conducted market research.
In total, 237 projects were under implementation in 2025, in which 40 thousand lots were offered, which is 12% less than in 2024 and 16% lower than in the previous quarter. In total, 38.7 thousand apartments and 1.2 thousand apartments were put up for sale.
"The average price per square meter of primary housing in the Moscow region increased by 18% in 2025, while in 2024 the indicator stagnated. New buildings in Krasnogorsk are becoming more expensive especially quickly," said Diana Nasirova, OM Development's Product Director.
According to analysts, the weighted average price per square meter was 225.3 thousand rubles per 1 sq. m. In total, 28 new projects were launched to the market of new buildings in the Moscow region in 2025, while in 2024 there were 37 of them.
"First of all, the acceleration of price growth in the region is explained by the adaptation of developers to the high key interest rate. In particular, installment payment programs became widespread in the Moscow region a little later than in the capital," Nasirova added.
During the year, the share of studios in the region decreased (19.1%, -1.5 percentage points per year) and two-room apartments (25.5%, -1 percentage points), while the share of one-room apartments (45.7%, +1.8 percentage points) and three-room apartments (9.0%, +1.5 percentage points) increased.
"Currently, the main driver of consumer activity in the primary market is the family mortgage. By the end of 2025, it accounts for about 75% of housing loans issued in Russia," said Grigory Vaulin, Managing Partner of Ferro—Stroy Group.
According to him, the current surge in demand for one- and three-bedroom apartments is due to the rush ahead of changes in the conditions for issuing subsidized loans from February 1, 2026.
"The shortage of starts, reinforced by the leaching of the most affordable supply, has affected prices. In addition to the seasonal factor, the outpacing of volumes was triggered by high demand ahead of the expected changes in the family mortgage program," said Ruslan Syrtsov, Managing Director of Metrium.
He pointed out that after a reduction in supply and a sharp rise in the price of comfort-class housing in "old" Moscow, mass buyer demand has consistently shifted towards more affordable housing in New Moscow.
"The logical next step will be to transfer this demand to the Moscow region. With the key interest rate remaining high, the low activity of developers is likely to continue. This means a further reduction in supply, which will become the basis for a steady increase in prices in 2026," said Syrtsov.
Earlier that day, Natalia Shipilova, sales Director of the Belye Peski residential complex, told Izvestia that demand for housing had increased sharply in December last year. According to Sberbank, Russians have issued mortgage loans for 613 billion rubles, while 76% of them accounted for a family mortgage with a rate of 6%.
