The use of biometrics in remote real estate transactions will provide an additional level of protection for citizens and reduce the risks of fraud. This was stated by Konstantin Yaroslavsky, a representative of the Center for Biometric Technologies, commenting on the new rules for online registration of real estate, which will enter into force on July 1, 2026.

According to the expert, biometrics will be used not instead of, but in addition to the existing security mechanisms — enhanced qualified electronic signature and authorization through the Gosuslugi portal.

"Today, the only tool for protecting online transactions is an enhanced qualified electronic signature. With the introduction of biometrics, citizens receive three protection factors at once — UKEP, biometrics and ESIA authorization — instead of one," Konstantin Yaroslavsky explained.

He clarified that the service will operate on the basis of a Single biometric system, which uses two modalities: a photo image of a face and a voice sample. It is their combination that ensures maximum accuracy of identity verification.

The expert paid special attention to data protection. Biometric samples are stored in the system in encrypted form and do not contain personal information — there are no names, addresses and other identifiers in the database. Outside of the system, only impersonal biometric vectors are used, and the built-in vitality detection technologies make it possible to exclude attempts at identity substitution using photos, videos, or deepfakes.

The expert also recalled that the use of biometrics will remain voluntary. Citizens will be able to independently choose the way to make a transaction — remotely using biometrics or according to the current procedure with a personal request to the MFC.
