The average area of an apartment in new buildings in Moscow in 2025 reached its maximum in the last five years and amounted to 65.7 square meters, according to calculations by analysts at Metrium. This growth has interrupted a long-term trend to reduce the size of housing for sale.
The average area grew most noticeably in the mass segment of new buildings in "old" Moscow and in New Moscow, where the indicator also updated a five-year record.
In the primary housing market of "old" Moscow, a noticeable increase in the average area of apartments for sale was recorded. After a consistent decline from 67.6 sq. m. in 2020, up to 57.5 sq . m. in 2022, in 2023-2024, the area stabilized at the level of 58-59 square meters. m. Thus, last year's growth interrupted the long-term trend of reducing the average size of housing.
"Against the background of high mortgage rates and rising prices for new buildings in 2025, the share of demand for small apartments in Moscow has increased. At the same time, in 2025, the total supply of new buildings in "old" Moscow decreased by 23%, so developers could not make up for the lack of small housing for sale, which led to an increase in the average area of an apartment for sale. If we talk about the new offer, we have seen a reduction in the area of apartments and apartments offered in new buildings over the past five years. So, in the mass segment, the average area decreased from 50 square meters. up to 46 sq. m, in business class - from 63 sq. m to 54 sq. m, in the elite segment — 124 sq. m. up to 118 square meters," Ruslan Syrtsov, Managing Director of Metrium, explained to Izvestia.
Unlike other segments, the average area of apartments in premium new buildings has demonstrated relative stability over the past four years. In December 2025, the figure was 77.3 square meters, which is almost identical to the values of 2022-2024 (77.7 and 77.4 square meters).
"Unlike other segments, the supply of premium new buildings in 2025 was consistently high, which allowed developers to maintain a balanced choice of housing. Today, developers strive to meet the needs of several categories of buyers at once. On the one hand, relatively compact but highly functional apartments for investors or as "second homes" are entering the market. On the other hand, the demand for spacious family residences and penthouses remains and is growing," said Yana Sosoreva, Director of Strategic Development at Grad Development.
The most pronounced growth dynamics of the average apartment area was recorded in the territory of New Moscow. In 2025, the indicator increased from 48 sq.m. up to 53.9 sq . m. This is the maximum value for the entire five-year period under review, exceeding even the indicator of 2020, when the average size of housing was 53 square meters. m. The growth interrupted the downward trend observed from 2021 to 2024. In New Moscow, there was also a "washout" of smaller apartments with weak replenishment of the market with new buildings.
The demand for small business class apartments has increased 1.8 times. This is the conclusion reached by analysts at STONE, who traced the evolution of demand for apartments up to 40 square meters. From 2020 to 2025, we found out how Muscovites' preferences for such housing have changed in the business and comfort class market. According to the preliminary results of the year, the business class segment showed the strongest growth in interest in small-sized apartments (up to 40 square meters). Since the end of summer, the dynamics of transactions has significantly outpaced last year's figures. If demand was unstable in the first half of 2025, then in August the increase compared to August 2024 was 76%.
