According to their data, in absolute terms, the average cost per square meter in "old" Moscow (in all market segments as a whole) increased from 619 thousand to 800 thousand rubles over the year. Meanwhile, prices increased by an average of 21% in 2021, by 5% in 2022, by 15% in 2023, and by 17% in 2024.
"The record 29% increase in the weighted average recorded by us is not a sign of overheating of the market, but rather a consequence of its deep structural transformation and accumulated imbalances. Firstly, the final figure was strongly influenced by the so-called structural shift. The share of the more affordable mass segment in the total supply is decreasing, while the share of expensive business and premium class housing is growing. This in itself mechanically pushes the market average up, even without taking into account the dynamics in specific projects. Secondly, in the mass and business segments, we observed an active leaching of the most affordable offer. Buyers who were eager to catch the "departing train" of the previous family mortgage conditions primarily bought up the most inexpensive apartments, which also led to an increase in the average price due to the more expensive remaining supply. At the same time, in the comfort class, developers whose escrow accounts are replenished in accordance with sales plans have the opportunity to raise prices more confidently, since against the background of a limited supply, significantly more buyers are now applying for one available lot than a year ago," Ruslan Syrtsov, Managing director of Metrium, explained to Izvestia..
The most noticeable acceleration in price dynamics occurred in the mass segment. By the end of 2025, the average cost per square meter in new comfort and standard class buildings rose from 323 thousand to 410 thousand rubles. After a symbolic decrease of 1% in 2024, prices immediately increased by 27% in 2025.
"Such a sharp acceleration in price growth in the mass segment after almost zero dynamics in 2024 is a natural result of several market factors. Firstly, the pent-up demand effect has worked: many buyers who took a wait-and-see attitude during the period of uncertainty have returned to the market. Secondly, developers faced a significant increase in the cost of construction due to the rising cost of materials and project financing. Finally, the supply on the market has halved in a year — in 2024, developers launched new projects more cautiously, which led to a shortage amid revived demand in 2025," explained Yaroslav Gutnov, founder of SIS Development.
There was also a significant increase in price dynamics in business class. In 2025, the average "square" in this segment increased in price from 463 thousand to 533 thousand rubles. If in 2023 and 2024 the market grew at a moderate pace of 5% per year, and in 2022 — 8%, then in 2025 the increase was 15%.However, new business class buildings did not break the price growth record in 2021 (+32%).
"The segment of new business-class buildings has successfully adapted to the difficult market conditions with high mortgage rates and rising construction costs. Due to the flexible conditions of developers and the convenience of registration, installments have become a common tool for purchasing business-class housing, which allowed the segment to grow in terms of sales during the period of expensive mortgages. The increase in demand has become the main prerequisite for price growth in 2025," explained Igor Sibrenkov, Commercial Director of Osnova Group.
