The cost of premium new buildings in Moscow has increased to 33%

The cost of premium new buildings in Moscow has increased to 33%. Analysts of Plateau Development told Izvestia about this on December 23, analyzing the preliminary results of 2025 for supply, prices and demand in the market of premium new buildings in the capital.

According to analysts, the average cost per square meter in premium-class new buildings in November 2025 reached 865 thousand rubles. Meanwhile, in December 2024, developers offered real estate in this segment for an average of 734 thousand rubles per square meter. Thus, for 11 months of 2025, the price of premium new buildings increased by 18%. The average price of an apartment for sale has increased to the same extent. In November 2025, it reached 68 million rubles, whereas in December 2024, the apartment cost an average of 57.6 million rubles.

The increase also amounted to 18%, despite the fact that the average area of an apartment in the premium segment has not changed and is about 79 sq. m.

At the same time, the geography of price growth for premium-class new buildings in Moscow is heterogeneous. The maximum increase in the cost for 11 months of 2025 was recorded in the Tverskoy district, where sq. m. m rose in price by 33% to 1.26 million rubles. This is followed by Alekseevsky district and Rostokino, where prices rose by 27% to 695.8 thousand and 748.3 thousand rubles per square meter. m, respectively. The third position in terms of price growth is occupied by the Krylatskoye district, where the average cost per square meter is m increased by 23% to 929.6 thousand rubles.

"For many wealthy clients, apartments in the Central Administrative District have ceased to be an absolute priority. They are tired of the costs of living in this area: the busy pace, high density of buildings, heavy traffic and constant fuss. Today's high standard of living is not only a prestigious address, but also an opportunity to live in a more peaceful and comfortable environment. That is why Moscow's western destinations are becoming the most in demand, where it is possible to find the optimal balance between the comforts of urban life and privacy," Stanislav Konovalov, a member of the Board of Directors of Plateau Development, explained to Izvestia.

Earlier, on December 20, Izvestia reported that new business-class buildings had risen in price in Moscow by up to 22%. This is the conclusion reached by STONE analysts, summing up the preliminary results of 2025 in terms of supply, prices and demand in the capital's market. So, according to them, the maximum increase in cost was recorded in the Western Administrative District, where the square meter rose in price by 22% to 546.7 thousand rubles (against 447.7 thousand rubles in December 2024). The second place in terms of growth is occupied by the North-Western Administrative District. Here, the average price increased by 18% and reached 547.3 thousand rubles (at the end of last year — 462.9 thousand rubles).
