New business class buildings have risen in price in Moscow by up to 22%. This is the conclusion reached by STONE analysts, summing up the preliminary results of 2025 in terms of supply, prices and demand in the capital's market. Izvestia reviewed the results of the study on December 20.
So, according to them, the maximum increase in cost was recorded in the Western Administrative District, where the square meter rose in price by 22% to 546.7 thousand rubles (against 447.7 thousand rubles in December 2024). The second place in terms of growth is occupied by the North-Western Administrative District. Here, the average price increased by 18% and reached 547.3 thousand rubles (at the end of last year — 462.9 thousand rubles). The third position is held by the Northern Administrative District (CAO), where prices have risen by 17% to 545 thousand rubles per square meter (from 467.5 thousand rubles).
At the same time, the supply of new business class buildings in the market decreased by 10%. In November, developers in this segment offered buyers 20.6 thousand against 22.9 thousand in December 2024. But the demand increased slightly.
According to preliminary results, developers have concluded 23 thousand equity participation agreements with shareholders, which is 2% higher than the result of the same period in 2024 (22.4 thousand transactions).
"Residential development projects remain the most in demand among business class buyers, the supply of which continues to decline amid a limited number of new starts. Assessing customer preferences, we implement our projects in this format, and the sales dynamics confirms its relevance," Marina Gritskova, head of the analytical center for the Project, explained to Izvestia.
According to her, the increase in the share of the supply of apartments without finishing to 74% of the total supply of new business-class buildings is also due to the peculiarities of the format. Currently, as the expert noted, buyers are increasingly interested in creating an individual space "for themselves". Gritskova also stated that from the point of view of the terms of acquisition, the main instrument in the segment is still installments, the share of which is only increasing in the context of high mortgage rates.
According to research conducted by analysts from Metrium and SIS Development, which Izvestia reviewed on December 11, consumer activity in the Moscow mass market of new buildings is unevenly distributed. In addition, rapid growth in housing prices continued in 2025. It was noted that the Southeastern Administrative District became the leader in price growth for massive new buildings, where the cost of a "square" increased by 25% — from 319.2 thousand to 399 thousand rubles. The least pronounced rise in price was noted in the Southern and Eastern districts, where the cost per square meter increased by only 7% and 6%, respectively.
