Analysts named the most popular mortgage housing in 2025

Most of the housing purchased in 2025 on the primary mortgage market is one—room apartments, analysts at Sberbank's Domclick service found out. At the same time, the median cost of properties in Russia is approaching the family mortgage limit of 6 million rubles.

The largest number of one-room apartments in new buildings were purchased in the Southern and Northwestern districts — 61.8% and 60.1%, respectively. The only exception was the Central Federal District (CFD), where one—room apartments accounted for 48.5% of mortgage transactions, two—room apartments — 36.6%, and three-room apartments - 13.5%. The CFD also leads in the share of apartments with four or more rooms - 1.3%.

Among all federal districts, the Central Federal District stands out in terms of the median value of real estate with an indicator of 8.3 million rubles. This is dictated by the large share in the Moscow region and the Moscow region, where prices are significantly higher than the national average, analysts said.

The Far Eastern Federal District (Far Eastern Federal District) came in second place in terms of median cost — 7.5 million rubles per apartment. At the same time, the Far Eastern Federal District is in the penultimate place in terms of the total number of mortgage transactions with new buildings with a share of 7%. The least number of apartments with mortgages on the primary market were bought in the North Caucasus Federal District - 3.4%.

The cheapest housing was bought in the North Caucasus Region, with a median of 5.6 million rubles, while the apartments there were the most spacious (48.5 square meters). The smallest area was recorded in the Northwestern and Southern districts - 39.7 and 40.9 square meters, respectively.

In terms of the number of transactions, the Central District leads with a share of 27.2%, where 63% of mortgages were in Moscow and the Moscow region. The second and third places were taken by the Volga region (17.7%) and the Southern District (14.5%).

Two parameters turned out to be common to all regions: the most popular year of house completion is 2026, and the most sought—after floor is the third. In all districts, 60-70% of mortgage transactions accounted for comfort-class housing.
