The cost of long-term rentals in Russian megacities decreased by almost 4% by the end of the year.%

The cost of long-term rentals in megacities decreased by almost 4% by the end of the year. On December 17, Yandex Rent analysts came to this conclusion based on the results of 2025, having studied the market in million-plus cities. According to the service data reviewed by Izvestia, by the end of the first decade of December, the median long-term rental rate for all types of rooms in megacities was 35 thousand rubles (-3.8% per month; -3.3% per year).

The change in value over the past year was subject to seasonal fluctuations and changes in the supply structure in individual metropolitan areas. The dynamics were restrained in most months. The maximum rate increase was recorded in September — by 6.3% compared to August. Then the median rate was 38 thousand rubles. The most significant decrease occurred in early December — by 3.8% compared to November (up to 35 thousand rubles).

"In 2025, the cost of long-term rentals in megacities fluctuated slightly. All noticeable price changes occurred only during the beginning and end of the active business season, and during the remaining nine months, the median rate in cities with a population of one million ranged from 34 thousand rubles to 35 thousand rubles. In many ways, the trend is related to the replenishment of the exposition. Throughout the year, with the exception of the months of peak demand, supply grew. Including by entering the market of unsold secondary apartments in the mass segment," Roman Zhukov, head of the Yandex Rent service, explained to Izvestia.

The expert added that a gradual increase in the number of apartments for rent was also noted at the end of the year — by 7.5% compared to November. According to him, the market is gradually recovering and the trend may continue in the post-holiday period.

According to analysts, the most significant reduction in the median rate at the end of the year was in Ufa (-12.6%; up to 26 thousand rubles), Perm (-10.8%; up to 31 thousand rubles), Kazan (-5.9%; up to 35 thousand rubles), St. Petersburg (-5.7%; up to 46 thousand rubles), Rostov-on-Don (-5.4%; up to 33 thousand rubles), as well as in Samara (-5.2%; up to 33 thousand rubles).

An increase in the median long-term rental rate was not observed in any city with a population of one million: only small positive fluctuations in the cost were noted in Omsk (+0.5%; 25 thousand rubles). However, such a rate change is closer to stagnation than to a real price increase.

On December 9, Svetlana Razvorotneva, deputy Chairman of the State Duma Committee on Construction and Housing and Communal Services, took the initiative to compensate Russians for spending on rental housing, since, according to her, the existing tax deduction does not reimburse such costs too much. According to her proposal, the state will replenish the funds spent on rent, taking into account the income of the family renting the property.
