Demand for apartments without finishing increased in 2025

Domclick analysts noted a significant increase in interest in buying apartments without finishing in new buildings by the end of 2025. Last year, less than 50% of buyers preferred to make repairs on their own, but now the share of transactions with apartments without finishing has reached almost 70%, experts estimate.

Thus, 68% of mortgage transactions of the year were issued for apartments without finishing, which is 20 percentage points more than in 2024. At the same time, in large regions of Russia there is an uneven ratio of demand for apartments with and without decoration. In 12 of the 20 large regions, the proportion of apartments with finishing exceeded the proportion of apartments without it, but in four regions the difference was minimal. For example, in Tatarstan and the Nizhny Novgorod region, the share of new buildings with finishing works is only 2-3% higher.

The Volgograd region has become the leader in the share of apartments without finishing in new buildings, where more than 90% of transactions are for apartments in a "concrete box" condition. The top 3 also includes Primorsky Krai (89%) and Omsk Region (87%). The greatest interest in buying a home with finishing works was shown in the Perm Region (88%), St. Petersburg (83%) and the Sverdlovsk Region (81%). Moscow residents were also among those who prefer new buildings with finishes (61%), however, the demand for apartments with finishes in the capital is lower than in the leading regions.

A similar situation was noted in St. Petersburg (18.1%) and Moscow (11.6%).
