Analysts have summed up the results of the year in the market of new buildings in Moscow

The disappearance of affordable apartments, the "withdrawal" from the studio market, as well as rooms with decoration, a new price record. Such results of the outgoing year were reported to Izvestia on December 13 by analysts of the Metrium company, who studied the offers, prices and demand in the primary market of "old" Moscow.

According to the study, according to the preliminary results of 2025, there is a noticeable decrease in supply in the primary housing market of "old" Moscow. The total number of apartments and apartments for sale from December 2024 to November 2025 decreased from 52 thousand to 40 thousand (-23%). The dynamics of supply reduction this year turned out to be more pronounced compared to 2023, when the market shrank by only 7% over the year.

The main impact on the overall statistics was a twofold drop in the number of apartments for sale in the mass segment. If at the end of 2024 there were 21 thousand such apartments and apartments on the market, then by November 2025 their number had decreased to 10 thousand units.

There was also a decrease in the business class segment, although not as significant. The volume of supply here decreased by 9% to 20.6 thousand apartments and apartments. In the premium and high—budget segments, the number of options available for purchase also decreased by the end of the year, but relatively insignificantly - by 1% and 2%, respectively.

In November 2025, the average cost per square meter in new buildings in "old" Moscow reached 787 thousand rubles. This figure is 26% higher than in December 2024, when the price was 621 thousand rubles. Thus, prices in the primary market of the capital have come close to the psychological mark of 800 thousand rubles. This dynamic is explained not only by the general increase in prices in all segments, but also by a significant change in the supply structure. There has been a sharp decline in the share of comfort-class housing on the market, while the volume of supply in new buildings of business class and above has remained stable.

The mass segment represented by comfort-class projects has become the leader in terms of price growth in the market of new buildings in "old" Moscow in 2025. The average cost per square meter here has increased by 23% — from 323 thousand rubles in December 2024 to 404 thousand rubles by November 2025.

But the average area of apartments in new buildings in "old" Moscow has reached 63.9 sq. m. This figure is 10% higher than in December 2024, when it was 58.3 sq. m.

A day earlier, analysts from Metrium and SIS Development told Izvestia that the Southeastern Administrative District of Moscow had become the leader in price increases for massive new buildings over the past year. Over the past 12 months, the average cost per square meter here has increased by 25%. A significant increase was also recorded in the Northern Administrative District, where prices increased by 24% — from 311.6 thousand to 387.5 thousand rubles. The least pronounced rise in price was noted in the Southern and Eastern districts, where the cost per square meter increased by 7% and 6%, respectively.
