Domclick estimated the growth in demand for new buildings in November
Demand for primary housing increased by almost 11% in November. Such data was provided by Domclick after analyzing mortgage loans from Sber.
The share of new buildings in the total volume of loans has again exceeded 70% — the last time such an indicator was recorded in May of this year. In total, loans of almost 259 billion rubles were issued for primary housing. The leaders in the share of mortgages on new buildings in November were Mordovia (82.4%), Khakassia (81.8%), as well as Rostov (80.2%) and Voronezh regions (80%).
For the first time since May, there has been a decrease in demand in the secondary market. The total volume of disbursements for ready-made apartments in November amounted to about 57.8 billion rubles, which is 8.3% less than in October. The share of the "secondary" in the total withdrawals of the "Savings Bank" has also decreased: in November it amounted to 15.9%. By the end of November, the largest share of second homes in transactions was recorded in the Arkhangelsk (41.6%) and Murmansk (39%) regions, as well as the Krasnoyarsk Territory (31.7%).
The seasonal factor affects the suburban real estate segment. Demand for ready-made houses decreased by 15%. In addition, compared with October, mortgages for individual construction fell by 25% to 11.6 billion rubles. The share of ready—made country houses in the total distribution structure decreased by 1.8 percentage points to 8.2%, and for residential housing - by 1.2 percentage points to 3.2%.
In November, the highest share of mortgages on country houses was observed in Kalmykia (31.7%), Orenburg Region (21.4%) and Tatarstan (17.2%). A relatively high proportion of residential housing was registered in the Astrakhan Region (9.7%), Yakutia (9%) and the Trans-Baikal Territory (7%).
