Experts named the most energy efficient houses on the secondary market

One third of apartments on the Russian secondary market (33.8%) are located in energy efficiency class B houses, analysts at Sberbank's Domclick service found out. Panel buildings remain the least energy efficient.

Since 2016, Russia has been operating a system of nine energy efficiency classes for apartment buildings, from the highest A++ to the lowest G. The class is determined by the average annual energy consumption per square meter of the total area of the house. A higher class means savings on utility bills and comfort.

The majority of offers on the secondary market in Russia are for houses with lower energy efficiency: class C — 24.6%, class D — 19.2%, class E — 11.3%. Only 10.6% of apartments belong to the most energy-efficient houses of classes A, A+ and A++. The share of offers in houses with the lowest classes F and G is minimal — 0.3% and 0.2%, respectively.

In Moscow, Class B also leads (28.1%), but the middle classes are more evenly distributed: C — 14.8%, D — 20.6%, E — 21.4%. At the same time, the share of houses of the highest class A is higher in the capital — 15%, and class G is not represented at all.

Monolithic houses turned out to be the most energy efficient. Among them, 56.3% belong to Class B and 15.6% belong to Class A. Houses with mixed walls, where a monolithic frame is combined with blocks or bricks, have similar indicators.

In brick houses, one in three (29%) belongs to class B, but more than 36% of buildings fall into categories with reduced energy efficiency D-G. The second most common class is C (24.5%). Block houses show a similar pattern: 32.7% belong to class B, almost 34% have low grades D-G, and class C accounts for 23.7%.

Panel houses turned out to be the least energy efficient. The share of objects with low characteristics (classes D-G) is 40%. Every fourth prefabricated house (26.8%) corresponds to class C. Class A is the least common among panel houses — in 8% of cases.
