Sber introduced an AI agent for real estate valuation in mortgage lending

Sberbank has implemented an AI agent developed on the basis of the GigaChat neural network to automate the valuation of real estate. This was announced by representatives of the bank during the Domclick Digital Forum, which takes place in Moscow on November 26-27.

"The development significantly simplifies the verification process for complex collateral objects by using a large amount of information from open sources, as well as internal data on similar objects and savings transactions. The transition to a model assessment made it possible to abandon the report on the estimated value when buying apartments and land plots," said Dzhangir Dzhangirov, Senior Vice President and Head of the Risks unit at Sberbank. He also stated that Sberbank expects to transfer the assessment of all types of objects, including rare and exclusive ones, to AI in the near future.

The AI agent reproduces the functionality of a professional appraiser: it analyzes analogous objects, applies a set of formulas and rules, and then forms a final assessment of the object being lent.

In the case of a successful pilot implementation, the technology can be integrated into the decision-making process for housing loans.

Sberbank noted that mortgage processes already use models developed by the Domclick service, which makes it possible to speed up mortgage issuance. The joint work of existing tools and a new AI agent, according to the company's expectations, will improve the accuracy of the assessment and reduce the time for the approval of real estate.
