Analysts have analyzed the increase in prices for apartments in new buildings in Moscow over the year

Two-bedroom apartments in high-budget new buildings in Moscow have become leaders in price growth over the past year (an increase of 28%), Metrium analysts who conducted a study of the real estate market told Izvestia.

According to him, in the mass segment of the capital's new buildings, the cost of one-room apartments has increased most noticeably. Over the year, their average purchase budget increased by 25%, from 13 million to 16.3 million rubles. The studios showed almost comparable dynamics and increased the price by 24% — from 9.1 million to 11.2 million. The average price of two—room apartments increased by 20%, from 18.2 million to 21.7 million rubles. The least pronounced growth was shown by three—bedroom apartments, the cost of which increased by 18% - from 23.4 million to 27.5 million rubles.

In new business-class buildings, studios showed the greatest price dynamics, with the average purchase budget increasing by 19% from 13.5 million to 16.1 million rubles. One—room apartments showed an increase of 10% - from 21.1 million to 23.2 million rubles. Two—room apartments have become more expensive by 7% - their price has risen from 31.2 million to 33.5 million rubles. The minimum price changes were recorded in the segment of three—bedroom apartments, which rose in price by only 4% - from 45,2 million to 46,9 million rubles.

In the premium segment of the new—build market, one-room apartments have increased most noticeably in price, which have risen in price by 19% - from 34 million to 40.4 million rubles. The cost of studios increased by 17% — 28 million rubles against 24 million a year earlier. Three—bedroom apartments increased in price by 15% - from 81.2 million to 93.2 million rubles. The average budget for buying two—bedroom apartments increased by 14%, from 51,1 million to 58,5 million rubles.

"The rise in prices for one-bedroom apartments in the premium class reflects an important market trend — the expansion of the social profile of the buyer of such real estate. Previously, the clients in this segment were mainly married couples, but now we are seeing a growing demand from young and successful professionals who work hard, value their time and want to live in a quality environment with a high level of service. They choose compact but functional apartments in prestigious locations," Liliya Artsibasheva, Commercial Director of Regions Development, explained to Izvestia.

In the high-budget segment of new buildings, three-bedroom apartments showed the highest increase in average cost, and their annual dynamics (+28%) became a record among all housing formats. Among other things, this happened due to the structure of the offer, as the share of deluxe among the "three-pieces" increased. As a result, their average purchase budget increased from 280.3 million to 359.6 million rubles.

This is followed by two—room apartments, which increased in price by 23% - from 209.9 million to 257.2 million rubles. The cost of one—room lots increased by 22% - from 125.2 million to 152.1 million rubles. The situation is radically different with studios, the average cost of which decreased by 68% over the year — from 203.3 million to 65.2 million rubles.

"In the high-budget segment, the structure of demand is changing: more and more buyers are purchasing real estate for their own living, and not just as an investment instrument. Such clients are looking for a real "family nest", so their attention is focused on spacious lots, usually with three or more bedrooms. For them, the qualitative characteristics of the future home are of paramount importance: functional layouts, privacy, availability of their own infrastructure and security," says Ekaterina Borisova, Director of Development at Rariteco.

Earlier, on November 24, analysts at Metrium estimated that the number of multi-room offers in new buildings in the capital increased by 30% over the year. It is noted that their number in the primary market of old Moscow increased in all segments: in the mass market — by 42% (from 55 to 78 apartments), in the business class — by 29% (from 417 to 539 apartments), in the premium class - by 22% (from 319 to 388 apartments) in the elite segment — by 38% (from 298 to 410 apartments).
