The demand for housing in the Moscow region has increased by one and a half times. This was told to Izvestia by analysts of the Metrium company, who conducted a market study based on the results of October.

"The demand for primary housing in October in the Moscow region increased almost one and a half times in a month and more than doubled in annual terms. The number of mortgage transactions has increased sharply amid news about upcoming changes in family mortgages — a serious tightening of the program is expected for all categories except large families (10% of potential participants). At the same time, the market supports a gradual flow of funds from deposits to real estate, which is indirectly evidenced by a decrease in deposits and their prolongation. The impact of these factors is likely to persist in November-December, but the upward correction in demand will no longer be so high. Buying activity will also traditionally be supported by New Year's promotions and discounts from developers," Ruslan Syrtsov, Managing Director of Metrium, told Izvestia.

In total, according to the research, the volume of supply decreased by 8% over the month. The weighted average price per square meter was 208,950 rubles (+2% per month, +10% per year). 5.7 thousand contracts were concluded. DDU (+45% for the month, +103% for the year).

In October 2025, 43.9 thousand lots (-8% per month, unchanged for the year) were exhibited in the Moscow Region new building market in 234 projects, where 42.5 thousand were apartments (-8% per month) and 1.4 thousand apartments (-8% per month).

At the same time, the weighted average price per square meter of apartments and apartments in October 2025 was 208,950 rubles (+2% per month, +10% per year).

In October 2025, 5,700 new buildings were registered in the Moscow Region market. DDU (+45% for the month, +103% for the year), 93 transactions were registered with apartments, 5.6 thousand with apartments.

"The share of DDA transactions in new business class and higher buildings in the Moscow region is now only about 7% compared to 42% in the capital," explained Alexey Godovanets, Managing Partner of MR. — However, the indicator is gradually growing: at the beginning of the year, such purchases accounted for only 5.2% of equity participation agreements in the Moscow region. Moreover, the number of such transactions in the Moscow region is already higher than in New Moscow. This indicates the active development of the region's economy and an increase in the purchasing power of the population, to which developers respond by launching high-quality projects."

The share of mortgage loan transactions reached 76% by July, compared to September 2025, the indicator increased by 4 percentage points. The average rate on a standard mortgage in October was 21.2% (-0.9 percentage points per month).

"Since the beginning of the year, the share of mortgage transactions in the primary market of the Moscow region has increased by 18 percentage points. Now the indicator is even higher than a year earlier, despite the still defensive rates. Such a high demand for housing loans is mainly due to the desire of family clients to apply for loans on current terms before the introduction of differentiated rates announced by the government," said Grigory Vaulin, Managing Partner of Ferro—Stroy Group.

Analysts of Grad Development said on November 14 that the average cost of 1 sq.m. The cost of housing in Moscow in October ranged from 400,000 to 1.9 million rubles. The highest average cost per square meter has traditionally been noted in the Central Administrative District of the capital (1.93 million rubles). The second place is occupied by the Western District (CJSC) (700 thousand rubles).
