The average price of premium class apartments in Moscow has exceeded 65 million rubles

The average cost of apartments in premium-class new buildings in Moscow has overcome a new psychologically important mark of 65 million rubles, analysts at Regions Development, who conducted a study of the real estate market, told Izvestia.

"By the end of October 2025, the average cost of apartments for sale in new premium class buildings reached 65.3 million rubles. A year ago, in October 2024, the average price was 57.8 million rubles. Thus, apartments in the premium segment have risen in price by 13% in 12 months," the study says.

According to analysts, this price increase is organic, since it is not related to a change in the supply structure by the size of apartments. The average area of apartments for sale remained virtually unchanged over the year and amounted to 77.7 sq. m versus 79.1 sq. m. m in October 2024 (-1.8%). At the same time, the average cost per square meter grew steadily over the same period. It increased from 731 thousand to 840 thousand rubles, that is, by 15%.

Positive price dynamics was also observed in other segments of the capital's new building market. Apartments in the mass segment rose most noticeably, where the average cost of an apartment increased by 26% – from 14.6 million to 18.3 million rubles. In the high-budget segment (elite and deluxe new buildings), the growth was 22%, where the average price increased from 293 million to 356.8 million rubles. New business class buildings showed a more restrained growth of 10%, where the cost of apartments rose from 27.6 million to 30.2 million rubles.

"The increase in the average cost in the premium class to 65.3 million rubles is a natural trend for a segment whose developers seek to attract an audience with a large budget. It is important to note that the premium real estate market in Moscow is very heterogeneous, and the "fork" of average apartment prices, depending on the specific project, is very wide – from 18.9 million to 470 million rubles. Such a significant price spread indicates that the supply on the market is large, and buyers with different budgets can find a suitable facility for themselves," Lilia Artsibasheva, commercial director of Regions Development, explained to Izvestia.

Analysts of the Metrium company, who conducted market research on November 18, told Izvestia that most of the transactions in the Moscow new building market are concluded in CJSC and Southern Administrative District. In the first 10 months of 2025, 19% of all transactions were concluded in the first district, and 18% in the second. It was clarified that the high popularity of the Western District is primarily due to new buildings in the mass segment, which account for almost half (52%) of the total demand in the location, or 4.8 thousand contracts concluded. Business class took the second place with a share of 40%, which corresponds to 4.3 thousand transactions. Premium class projects accounted for the remaining 11% of demand, or 979 concluded contracts.
