The expert named measures to protect against leaks in the apartment

Flooding remains the most frequent risk for housing in apartment buildings: they account for 52 to 84% of all insurance claims. Artem Okhmat, head of advanced projects at Level Group, told Izvestia on November 23 how to minimize the threat and protect his real estate.

According to him, the key role in preventing leaks is played by high-quality preparation of the premises at the stage of roughing.

"There should be several points at once: the surface should be cleaned of dust, dirt and construction debris for better adhesion of materials. After leveling the base and sealing the cracks, you can start priming. The coating waterproofing is applied in two layers, here, by the way, it is important that it is penetrating and fills pores and cracks. If repairs are done independently, then these conditions are extremely important," the expert said.

Additional protection is provided by leak control systems. The specialist clarified that there are wired and wireless options: the former are better installed at the roughing stage, the latter are often integrated into a smart home. Sensors are installed in places of potential risks — under sinks, bathrooms, near pipes. You should also provide an outlet next to the risers in advance to connect the electric drive, which will automatically shut off the water.

"However, in case of flooding by neighbors from above, the measures above will be ineffective. Therefore, in this case, it is important to identify the problem to the neighbors as quickly as possible, if they are not at home, contact the management company to immediately shut off the water at the riser," concluded Okhmat.
