78% of Russians consider resort facilities and environmental friendliness to be the main requirements for premium real estate. But traditional status markers, such as prestigious location and security, are fading into the background. This was reported to Izvestia by analysts at Regions Development, who conducted a study among buyers of premium housing.
As part of the survey, more than 2,500 respondents, real buyers and customers who are at the final stage of choosing a home in Moscow, answered the open question: "What does "premium" mean to you today?".
The main criteria determining the choice were eco—friendly and resort opportunities - 78% of the respondents named them. This group of keywords reflects a request to create an environment that allows you to live in the rhythm of a megalopolis, but at the same time feel like you are in nature or a resort. Buyers are increasingly talking about access to reservoirs and forests, their own embankments, beach clubs and a relaxing atmosphere.
75% of respondents identified location as the second most important criterion. At the same time, the very concept of "location" has been filled with a new meaning — now it is not only a prestigious area as such, but also a place with exceptional views, often of natural sites (parks, rivers, etc.). Privacy and security remain an important requirement for buyers: a sense of privacy in a closed and well-guarded space. 71% of the survey participants.
This is followed by transport accessibility, which is considered important by 70% of respondents. Author's architecture and thoughtful design are important for 64% of buyers who want to live in recognizable buildings with non-trivial facades.
"We see how the focus has shifted from rational status markers such as address or square footage to emotional choices based on lifestyle and everyday experiences. Today, people want not just to buy an apartment, but to invest in their health, recreation, and mental well-being. The most demanding buyer in premium is now looking for an opportunity to live in harmony with nature, but without sacrificing the advantages of the metropolis. This is the new premium class standard in Moscow," Lilia Artsibasheva, Commercial Director of Regions Development, explained to Izvestia.
On October 22, realtor Oleg Sviridov said that the main rule in order not to fall into the trap of fraudsters when renting a home is to refuse any advance payments before a personal inspection of the apartment. Sviridov advised those who are looking for housing to have a separate phone number that can be blocked if necessary. Another serious indicator of fraud is the price significantly lower than the market price.
