Choosing an apartment is an important process: the floor, the side of the light and the location in the house directly affect the level of comfort, energy efficiency and even the liquidity of housing. RS Group analysts have analyzed which parameters should be considered when buying an apartment in an apartment building. Izvestia got acquainted with the results of the study on November 18.
So, according to experts, the eastern side is ideal for "early risers": the sun envelops the apartment in warmth in the morning, but in the afternoon it is quite cool indoors.
"This is a great option for bedrooms, nurseries and classrooms. The western side assumes more sun in the evening, but at the same time the apartment is warmer, including in summer. It is ideal for those who often freeze," the RS Group notes.
In addition, this apartment is suitable for living rooms or apartments where "owls" live. Those who really like light should buy an apartment on the south side. Besides, it's the warmest side. If you live in the southern regions of the country, you may face significant energy costs.
"It's difficult in such apartments without air conditioning, but it's great for winter and plants. If you keep flowers at home, this is your case," the experts emphasize.
North—facing apartments offer a minimum of sun, but stable temperatures and less burnout of materials. It is also suitable for work spaces. Analysts note that business-class homes are increasingly buying apartments with two- or three—way glazing due to natural light and better energy efficiency.
When discussing the choice of floor, experts agree: it is from the 3rd to the 6th floors that are considered ideal for living.
"This is the optimum in terms of lighting, noise and convenience. It's not for nothing that these floors are considered the "golden mean" in terms of comfort," analysts say.
According to experts, the first and second floors are suitable for those who value easy access, do not like elevators or plan to rent out the acquired property. But buyers of these floors should definitely consider street noise and the possible proximity of commercial premises.
From the 6th to the 10th floor, it is worth buying for those who plan to purchase real estate for the purpose of investment and further resale.
"Most often, apartments with specific characteristics or non—standard layouts are chosen for such purposes - corner, panoramic, overlooking a river or a park. Apartments on the middle floors (5-9) are sold 8-12% faster than the last ones in height — they are perceived as the most comfortable," says Dmitry Usmanov, Managing Partner of RS Group.
However, according to him, apartments located above the 10th floor have more light and even more interesting views, less dust and noise, but at the same time the wind load is higher.
On October 6, Federation Council Chairman Valentina Matvienko said that the family mortgage rate in Russia should be diversified depending on the number of children in the family. She noted that the government spends significant funds on this program. According to Matvienko, a family mortgage should meet its goal of increasing the birth rate in the country.
