The average area of apartments in massive new buildings has grown the most over the year.

Over the past year, the average area of apartments and apartments in the primary market of "old" Moscow has increased by 7.1%, analysts at Metrium calculated. In terms of segments, the maximum growth was recorded in massive new buildings – by 7.5%. According to the study, the average area of premises in the primary market of "old" Moscow in October 2025 reached 61.9 square meters. m. Over the year, the indicator increased by 7.1%. In annual terms, the lot area has been growing over the past two years after four years of recession (2019-2022) and almost a year of stagnation (2023).

The average area of apartments and apartments in new buildings in the capital fell to minimum values in October 2022 (55.9 square meters). And below the psychological threshold of 60 sq. m. The indicator sank in March 2022 and again overcame this mark only in April 2025 (60.3 sq. m.). Nevertheless, despite the current positive dynamics, the average lot area in the primary market of "old" Moscow is significantly lower than the peak values. The maximum result in the history of observations was recorded in September 2019 (73.3 square meters).

"The ban on the design of micro-apartments and the construction of new apartment complexes, as well as an increase in the share of high—budget projects in the structure of the exposition, while reducing the volume of mass new buildings, today leads to an increase in the average lot area in new buildings in the capital," Ruslan Syrtsov, managing director of Metrium, explained to Izvestia. — However, the figures for the end of the 2010s (70+ sq. m.) look unattainable in the short term. The cost of implementing projects has increased significantly in recent years, and the purchasing power of the population is not increasing so rapidly. As a result, developers, even in the premium segment, have to optimize their planning solutions. The current moderate turn towards an increase in the average exposure area is primarily due to the exhaustion of microlotts, rather than an increase in the number of spacious apartments."

In terms of segments, the maximum increase in the average area of offers on the primary market over the year is observed in massive new buildings, where the indicator increased by 7.5% (to 47.3 square meters).

"The growth of the average exposure area in the mass segment is associated with active demand, mainly for studios and one—bedroom apartments," notes Yaroslav Gutnov, founder of SIS Development (developer of the comfort-class residential complex First Ryazansky). "Since the beginning of 2025, the average transaction area for remote access in comfort—class projects has been only 42.1 square meters. m. First of all, customers of the mass segment value ergonomics and rational layouts."

In turn, according to Metrium, the average lot area in luxury new buildings increased by only 1.3% over the year (to 143.6 square meters). And in the business and premium class, the indicator decreased altogether - by 0.7% (to 58.6 sq. m.) and 1.3% (to 77.5 sq. m. m) respectively.

"In business class, developers offer compact, but at the same time more functional and thoughtful planning solutions," explained Olga Tumaikina, Commercial Director of FGC Group. — This leads to a reduction in the average area of the apartment, but without loss of functional qualities. The buyer gets advantages in the form of additional options on the territory of the residential complex itself, represented by its own infrastructure — coffee shops, coworking, meeting rooms, club lounge areas and advanced engineering. In the premium class, the reason for the decrease is different. Customers have become more active in buying spacious premium apartments – they prefer two- and three-bedroom options. Therefore, the average area of DDA transactions in the segment has increased year-on-year. As a result, spacious apartments in new premium class buildings are gradually becoming scarce."

Analysts of Grad Development said on November 14 that the average cost of 1 sq.m. The cost of housing in Moscow in October ranged from 400,000 to 1.9 million rubles. The highest average cost of 1 sq. m is traditionally noted in the Central [administrative] District of the capital (1.93 million rubles). The second place is occupied by the Western District [CJSC] (700 thousand rubles).
