Sberbank summed up the results of mortgage loans in October

In October, Russians applied for mortgage loans in Sberbank in the amount of more than 352 billion rubles, calculated in the analytical center of Sberbank's Domclick service. The increase in rents was noted in all segments of real estate.

The total amount of mortgage loans issued in October was 25.7% higher than in September. Disbursements in the ready—made housing market increased the most - by 37.6% by September 2025 and amounted to more than 60 billion rubles, said Alexey Leipi, director of Sberbank's Domclick department.

In the segment of new buildings, the increase amounted to more than 25%, in total, in the primary market, Sber issued loans in the amount of 233.3 billion rubles in October. Although the share of primary housing has decreased significantly since the beginning of the year, new buildings still occupy a leading position in the real estate market, analysts emphasized.

The secondary housing segment has once again become the leader in terms of credit growth, responding positively to lower interest rates. In October, mortgage loans for ready-made housing increased to 63 billion rubles, which is almost 38% more than in September. More than 83% of the disbursements for ready-made apartments in October were made at market mortgage rates.

Positive trends were also noted in the suburban real estate segment: mortgage lending for ready-made country houses increased by 27.5%, and the construction of own houses (IHS) — by almost 2%. The volume of disbursements for country houses reached 35 billion rubles, and for residential housing — 15.4 billion rubles.

Earlier, Domclick analyzed mortgage loans issued in October at market rates. Compared to September, this figure has increased by almost 38%. The most popular basic program remains a mortgage for secondary housing. In October, it accounted for 52.5 billion rubles. or about 65% of the total output.
