Domclick reported an increase in demand for market mortgages

In October, Russians issued market mortgage loans in the amount of more than 80 billion rubles, calculated in the analytical center of Sberbank "Domklick". This was a record high in 2025.

According to Alexey Leypi, director of Sberbank's Domclick department, loans for housing purchase at market rates increased by almost 38% by September. "This is due to a gradual reduction in the key rate and, as a result, a reduction in Savings rates for market programs," the expert noted. In addition, the increase in disbursements in October was influenced by the pent-up demand factor, Leypi believes.

The most popular basic program remains a mortgage for secondary housing. In October, it accounted for 52.5 billion rubles. or about 65% of the total output. The largest number of such mortgage loans were issued in Samara (39.7%), Omsk (33.8%) and Kemerovo regions (33.5%).

There is also a growing demand for government-supported programs. So, in October, Sberbank issued preferential mortgages in the amount of just over 270 billion rubles (plus 23% by September). At the same time, the share of preferential mortgage programs in the market decreased again by 1.7 percentage points to 76.9%. This is due to the higher growth rates of the basic mortgage programs market, Domclick emphasized.

Compared to September, family mortgage loans increased by 27.5%, amounting to almost 240 billion rubles. The figure has become a record for the program since the beginning of its operation. The regions with the most significant share of family mortgages in the total volume of loans were the Republic of Khakassia (86.2%), Astrakhan Region (85%) and Stavropol Territory (84.5%).

A significant increase in loans was also recorded for the Far Eastern and Arctic Mortgages (DViA) — by 17% compared to September. Sberbank has issued more than 21 billion mortgage loans, which has become a record for this program over the past three years. In addition, there has been a surge in interest in IT mortgages (an increase of 11% compared to September), with a total of about 5.7 billion rubles in loans issued under this program.
