New buildings in the Moscow region have more than doubled in price in five years

A square meter in the primary market of the Moscow region has risen in price by 101% in 5 years, in new buildings in Moscow during this period the price has increased by 73%. On November 6, experts from Metrium and Mr. told Izvestia about this. For comparison, the price of a "square" in new buildings in Moscow (excluding the elite segment) increased by 73% during this period.

According to analysts, the average price per square meter in the primary housing market in the Moscow region today is 205 thousand rubles. Five years ago, a "square" in new buildings near Moscow cost an average of 102 thousand rubles. Thus, the indicator has more than doubled – by 101%.

"In recent years, the Moscow region has significantly approached Moscow in terms of living standards. Many MCD, MCC, and even metro stations, major transport interchanges, and large-scale social and recreational facilities are being built here, implemented as part of a public-private partnership. By the end of 2025, it is planned to attract 2 trillion rubles as investments in fixed assets of the Moscow region. Per capita, this indicator has become comparable to Moscow's," explained Ruslan Syrtsov, Managing Director of Metrium.

At the same time, the square meter in the development projects of the capital (excluding the elite segment) is now estimated at an average of 475 thousand rubles. In the same period of 2020, this figure was 274 thousand rubles. Thus, the average price of the "square" increased by 73%. That is, in the long term, primary housing in the Moscow region is rising in price faster than in Moscow (by 28 percentage points in 5 years).

"As transport accessibility and quality of life in the region increase, more and more clients prefer projects near Moscow. Despite the higher price dynamics, they are still much more affordable. A square meter in new buildings in the Moscow region now costs an average of 2.3 times cheaper than in Moscow. But the gap is gradually closing. Five years ago, the average price of a "square" in suburban complexes was 2.7 times lower than in the capital. Consequently, the purchase of liquid housing in the Moscow region guarantees customers both savings and good capitalization," said Alexey Godovanets, Managing Partner of MR (developer of the family natural cluster "CAPE" in the Odintsovo district of the Moscow Region).

Earlier, on October 1, experts from the Metrium company told Izvestia about the typical mistakes of owners of premium, elite and deluxe class apartments who strive to create a "dream apartment" but forget about future resale. It was noted that the main reason is excessive individualization of housing.
