Analysts have found apartments for sale with a large number of balconies

In Russia, there are unusual apartments in which the number of balconies and loggias exceeds the number of rooms. This was reported to Izvestia on November 1 by analysts of the country's leading digital real estate platform CIAN, who conducted a study of the secondary market of large cities.

A more common option among such facilities is when there are one more balcony than there are rooms (for example, three in a two—room apartment - one in each room, as well as in the kitchen). However, there are also more non—standard layouts - when there are two or even three times more balconies than rooms. Such options can be found both in houses of the 1990s and early 2000s, as well as in recent new buildings.

For example, there are two-room apartments with four balconies in Moscow, Sevastopol and Novosibirsk. A two-bedroom apartment with three French balconies and a loggia is for sale in St. Petersburg for 25 million rubles. One-bedroom apartment with three balconies is for sale in Ufa.

"Non-standard solutions with a large number of balconies in apartments can have different reasons. Sometimes this is the result of combining neighboring apartments, and sometimes such balconies — especially French ones — are conceived as architectural elements that make the facade of the house more interesting," Elena Bobrovskaya, a leading analyst at CIAN, explained to Izvestia.

She also stressed that in terms of the cost per square meter, such apartments are on average 15% more expensive than the market, although the price range is quite wide. If you look at the total cost, the average margin reaches 40% — this is due to the larger area and original layout.

Earlier, on October 30, a leading lawyer at the European Legal Service, Srbui Mandzhieva, said that starting in the fall of 2025, data on people who previously had the right to live in cooperative apartments will be entered into the Unified State Register of Real Estate (USRN). According to Mandzhieva, the law is aimed at protecting the rights of former owners, but the mechanism of its implementation needs to be improved.
