Over the past year, almost half a million Russians have purchased housing in new buildings. With the onset of cold weather, the quality of the installed windows becomes especially important, because the comfort and microclimate in the apartment depend on it. Artem Okhmat, head of advanced projects at Level Group, told Izvestia on November 4 about when it is really worth changing windows from the developer and in which cases it is unjustified expenses.
"If we talk about the market as a whole, some developers install conventional double-glazed windows. Ordinary ones don't mean bad, they just have energy—efficient ones, they resist both heating and cooling better. In the comfort class, it is more often the standard version that comes across, without a special energy-saving coating. Then, if you fight for energy efficiency, you can change the glass. This provides additional comfort in winter (the windows will not be cold) and reduces the heating of rooms in summer," said the expert.
As for the installed double-glazed unit, Coverage added, its type can be determined by the sticker from the manufacturer, which indicates the technical characteristics and type of coating. He advised the owners to photograph the markings so that, if necessary, they could order similar glass, especially if it comes to low-emission models.
In addition, you should study the documentation from the developer before buying an apartment to ensure the quality of the materials. The specialist clarified that comfort-class PVC windows are a standard option, which recently has not been much inferior in performance to more premium options. If there are no special requirements for additional characteristics: color, frame texture, some special accessories, it simply does not make sense to change them.
He stressed that it makes sense to completely change the windows only if there are serious defects: freezing, mold, violations of the geometry of the frames or difficulties with opening.
"As for drafts, blowing, it is necessary to identify the source of the problem. It often happens that it is solved by simply adjusting the window mechanisms — any competent specialist can do it in a few minutes. You only need to worry if it is blowing not from the window itself, but from somewhere on the side or from under the frame. This is a signal about possible violations of technology during installation," the expert concluded.
Andrey Serdyuk, a real estate market expert and author of the Telegram channel Realtor Academy, named the main payback factors for real estate in Moscow in an interview with Izvestia on March 29.
