Domclick assessed the deadlines for the delivery of apartments in new buildings

Most apartments in Russian new buildings are bought two to three years before delivery, Sberbank's Domclick analysts have found out.

According to the study, the most affordable properties are purchased first: studios and studio apartments, often at the start of sales.

Among all the new buildings for sale in the Domclick showcase, almost 20% are located in houses that have already been commissioned. About 14% more are expected to be delivered in the fourth quarter of this year. 35% of the projects will be completed in 2026. Another 21% of apartments will be ready for occupancy in 2027.

"Thus, most of the lots — almost 90% — have a commissioning horizon of no more than three years. Only 10.1% will be completed after 2027, of which 4.2% will be completed in 2029 or later," Domclick noted.

The distribution of delivery dates for new buildings purchased with a mortgage in 2025 looks similar. 41% of loans are for facilities that have already been completed or will be completed by the end of this year. Slightly more than half of the mortgage loans were taken out for new buildings, which will be ready in 2026 and 2027. And 7% was allocated for lots that will be completed after 2028.

Studio apartments and studios are equally often bought at any stage of construction. Their share is highest in transactions with a completion date after 2029 (52%). Such objects are least often purchased in houses that have already been commissioned — 38% of mortgage transactions. This is due to the fact that most of the available facilities are taken at a low price at the start and the demand for them is initially higher, the experts explained. At the same time, apartments with four or more rooms are much more often bought with the nearest delivery dates or in ready-to-move residential complexes.
