New buildings near Moscow's tall monuments have risen in price by 1.7 times

Housing in new buildings near the capital's tallest monuments costs an average of 1.3 million rubles per square meter, which is 1.7 times higher than the average for the "old" Moscow market (740.9 thousand rubles per square meter), analysts at Metrium, who conducted a study of the real estate market, told Izvestia.

According to him, about 8.5 thousand monuments have already been installed in the capital. The largest of them serve as iconic dominants that define the appearance of locations and increase the liquidity of nearby housing.

So, the average price per square meter near the Victory Monument on Poklonnaya Gora (height 141.8 m) is 1.5 million rubles. Next to the Monument to the conquerors of Space (height 107 m), the price of a square meter will be 710.3 thousand rubles.

Nearby there is another outstanding sculpture of the Soviet era — "Worker and collective farmer" (59 m). Here, a square meter will cost from 566.2 thousand and up to 733.3 thousand rubles.

"Aesthetic monuments significantly improve the visual perception of the urban landscape. In addition, such facilities serve as centers of attraction for tourists, positively influencing traffic in the area, which is especially important for rentier investors. For example, VDNKh is visited by an average of 7.5 million people a year, including due to the popular monuments located in this location," Olga Tumaikina, Commercial Director of FGC Group, explained to Izvestia.

But the average cost per square meter at the monument to Peter the Great (height 98 m) will be 2.9 million rubles.

According to analysts, Yakimanka, where the third tallest monument in Moscow, the monument to Peter the Great, is located, is one of the top 3 most expensive areas in the capital's new building market. Back at the end of 2023, the average price per square meter here exceeded the psychological limit of 2 million rubles, and today it is already approaching 3 million rubles.

In the location next to the Gagarin monument (height 42.5 m), a square meter will cost an average of 907.6 thousand rubles. And at the monument "Friendship forever" (height 42 m) the price is sq. m. The cost of the location will be 1.5 million rubles.

"The most significant monuments of the capital are located in prestigious areas with rich history and developed infrastructure," says Ruslan Syrtsov, Managing Director of Metrium.

It is noted that the proximity of even the most famous monuments is not the most significant factor in the pricing of residential projects. Nevertheless, such grandiose facilities serve as a certain competitive advantage, leading to an increase in the price of a "square" by 7-10% relative to new buildings of a similar segment in areas without high monumental dominants.

Earlier, on October 28, Yaroslav Nilov, head of the State Duma Committee on Labor, Social Policy and Veterans' Affairs, suggested checking the health status and legal capacity of the housing seller. A corresponding appeal was sent to the Prosecutor General of Russia, Alexander Gutsan, and Deputy Prime Minister Dmitry Grigorenko.
