According to the researchers, the number of offers in the parking space segment increased by more than 154% over the year. The supply in the rental segment also increased significantly — by 29.1%. The number of garages on the market increased modestly: by 36.2% — for sale and by 56.8% — for rent. At the same time, rental prices increased slightly less — an increase of about 11% per year.

As of early October, the average cost of renting a parking space in cities with a population of 8 thousand rubles per month, and the purchase price is 1.2 million rubles. Among the million-plus cities, the highest prices are in Moscow: 15 thousand rubles for rent and 1.9 million rubles for purchase. The most affordable purchase offers can be found in Volgograd — 725 thousand rubles, and the lowest median rental rate is in Krasnodar, where it is about 4 thousand rubles per month.

Unexpectedly modest prices for the purchase and rental of parking spaces were recorded in St. Peteburg - lower than in the vast majority of cities with millions. According to experts, this may be due to the entry into the market of the northern capital of a large number of multi-level parking lots in economy and comfort class residential complexes built on the periphery of the city. Their planning and construction is the responsibility of developers, as the building regulations of St. Petersburg require providing at least one parking space from 80 to 150 square meters. meters of living space. At the same time, in Moscow, the requirements are less strict and depend on the class of new buildings. In addition, the volume of supply in St. Petersburg is almost comparable to Moscow with less demand.
