The real estate market in St. Petersburg and the Leningrad region demonstrates a paradigm shift — developers are moving from simple housing construction to the creation of integrated environmental solutions that combine spaces for life, work and self-realization. This was reported by the Delovoy Peterburg portal on October 28.

According to NF Group analysts, the volume of investments in residential land in the agglomeration reached 24 billion rubles in the three quarters of 2025. It is noteworthy that all the deals were concluded by local companies, whereas in 2024, 34% of the space was acquired by nonresident developers.

According to Anton Orlov, director of the Nikoliers Land development department, regional developers remain interested in the St. Petersburg market due to the higher cost per square meter and large-scale demand, preferring plots with already completed approvals. According to Anna Novikova, director of Advex-Novostroika, the arrival of new players stimulates competition and enriches the market with innovative solutions, while special interest is shown in projects of integrated territorial development (IOT).

"The competition that arises between different developers becomes a powerful incentive to introduce innovative solutions and improve the quality of the products offered. Regional developers, as a rule, have non—standard approaches and offer unique ideas that enrich the range in the real estate market," she said.

An example of this approach was the project "Names" of the SSK group of companies from the Krasnodar Territory, launched in Novosaratovka. The 60-hectare site will house 17 residential buildings, a 1,775-seat school, four kindergartens and multi-level parking lots. The concept of the "master class city" provides for the creation of an ecosystem for professional growth and co-creation, including the 1.2 km-long Boulevard of Masters and the 2-hectare Park of Dreamers with a variety of sports and recreational areas.

Aliya Khanbekova, director of the luxury real estate department at NF GROUP, explains that modern developers perceive housing not as an isolated space, but as an environment for communication and self-realization. Community centers are becoming a tool for forming emotional attachment to a place and increasing brand loyalty, which is especially in demand in comfort and business class projects.

Market research confirms the rationalization of consumer behavior. As Alexandra Tikhomirova, the leader of the ORO research area, notes, transport accessibility, quality of construction and reliability of the developer remain the key selection criteria. At the same time, according to the SSK survey, 86% of residents of the regions where the company operates dream of balancing a city apartment and a country house, showing interest in resort real estate in the Kaliningrad Region and Krasnodar Territory.
