The volume of supply decreased by 10%, and the weighted average price per square meter reached 290.6 thousand rubles (+7% for the quarter, +17% for the year). This is the conclusion reached by analysts at Metrium, who summed up the results of the third quarter of 2025 in the primary market of New Moscow.
According to the study, a total of 15.6 thousand lots were exhibited on the market during this period (-10% per quarter, -22% per year) in 49 projects. Of these, 15.2 thousand are apartments (-10% per quarter, -21% per year) and 0.3 thousand are apartments (+9% per quarter, -46% per year). At the same time, no new projects were launched in New Moscow in the third quarter.
There was a shift in the supply structure by stages of readiness towards later stages of construction, especially noticeable in annual comparison: 50.6% of lots are currently being sold at the floor installation stage (-4.2 percentage points per quarter, -11.7 percentage points per year), and the share of supply at the finishing stage increased by 8.9 percentage points per quarter and it reached 25.4% (+11.7 percentage points for the year). At the excavation stage, 13.8% is realized (-5.3 percentage points per quarter).
In the distribution of the offer by typology, the share of one-room (41.6%, +1 percentage point per quarter) and three-room (12.1%, +0.7 percentage points) formats increased during the quarter, and the share of studios (16.1%, -1.1 percentage points) and two-bedroom (29.1%, -0.6 percentage points) decreased.
In the structure of the offer by type of finish, the share of the offer of formats with white box trim decreased (10.3%, -4.2 percentage points per quarter), the share of formats with finishing increased (35.1%, +2.8 percentage points per quarter) and without finishing (54.6%, +1.4 percentage points per quarter).
According to analysts, the weighted average price per square meter of apartments and apartments was 290.6 thousand rubles (+7% for the quarter, +17% for the year).
In the third quarter, the share of budget options to 10 million in New Moscow decreased by 5 percentage points, to 23%.
In total, 5.6 thousand equity participation agreements (DDU) were registered during this period (+7% for the quarter, -2% for the year).
"In the third quarter, New Moscow continued to have a downward trend in supply: in the absence of new projects, the volume of the exhibition decreased by 10%," Ruslan Syrtsov, Managing director of Metrium, explained to Izvestia.
At the same time, demand in the segment increased by 7% compared to the previous quarter. According to Syrtsov, this increase in consumer activity is due to the trend towards a reduction in the key interest rate. It is noted that many clients withdrawing funds from deposits can only afford relatively affordable real estate options, for example in New Moscow. This is the main incentive for the recovery of the local market.
At the same time, it is reported that developers in TiNAO continued to increase their arsenal of marketing campaigns in the third quarter, including offering interest-free installments. Against the background of a reduction in supply, exhaustion of available lots and an increase in the share of facilities in the late stages of construction, it was noted that the price per square meter reached 290,560 rubles, which demonstrates an increase of 7% over the quarter and 17% over the year.
