Interest in family apartments in Russia has doubled in a year
Interest in "family apartments" among Russians doubled in September 2025 compared to a year ago. The number of hits to this topic in search engines has reached 46.5 thousand, compared to 21.3 thousand a year ago. Such data is provided by the federal developer Neometria (a key asset of Alias Group holding) based on the results of an analysis of search demand through Yandex Wordstat.
According to analysts, in the whole country in September 2025, the number of requests for "family apartments" through the Yandex search engine amounted to 46.5 thousand against 21.3 thousand a year earlier. Thus, the growth was about 118%.
The greatest interest in "family apartments" today is concentrated in cities with developed infrastructure and high-quality urban environments.
In addition to Moscow and St. Petersburg, Yekaterinburg, Novosibirsk, Krasnodar, Rostov-on-Don, Tyumen and Sochi were at the top of the rating. At the same time, a comparison of data by federal districts shows that the south is among the leaders in terms of interest. For example, the "index of interest" (an indicator that demonstrates the popularity of a particular query in a region relative to the Russian average) in the southern regions is comparable to the Russian average (about 100%), but individual cities show a 20-25% outperformance in search activity. The interest index reached 197% in Sochi and 125% in Krasnodar.
In the Central Federal District, including Moscow and the region, the maximum number of requests was recorded — 18.7 thousand, but the growth rate here is gradually slowing down.
In the North-West and in the Volga region, interest indices are kept at the level of 100-102%; in Siberia — 101%, in the Urals — 107%, while in the Far East there is a noticeable decrease in interest (up to 68%).
By the term "family apartments," the market today means not just increased floor space, but a thoughtful living environment. This format includes master bedrooms, spacious kitchens, living rooms, two bathrooms, as well as landscaped courtyards with developed infrastructure for leisure, sports and recreation.
The concept of a "family apartment" today is not defined only by the increased square footage, but means an integrated approach to the choice of housing. We are talking about creating a full—fledged environment where well-thought-out layouts, safe courtyards without cars and well-developed infrastructure play an important role - from kindergartens and schools to recreation areas and embankments. Families are increasingly investing not in square footage, but in the quality of life around them. This trend has been noticeable for several years and it is being developed in projects. For example, in one of the Rostov-on-Don projects, the concept of a courtyard park with smart zoning was implemented - with separate spaces for children, teenagers and adults. A family business class project in Sochi has created the largest Boxwood kindergarten in the Southern Federal District with interactive educational programs.
Earlier, on October 26, Vladimir Koshelev, first deputy chairman of the State Duma Committee on Construction and Housing and Communal Services, said that Russians who belong to the preferential category or are officially recognized as needing better housing conditions can receive a subsidy for housing purchase once in their lives. According to him, the amount of subsidies can reach more than 70% of the cost of an apartment. This is influenced by the categories of benefits.
