The final stage of construction is the most attractive stage of buying an apartment to minimize waiting times and save money before a price spike after completion of construction. On October 25, Izvestia got acquainted with a study by analysts at Metrium, who studied the segment of new buildings in the capital at the finishing stage with the most attractive average cost per square meter.
In each segment, experts selected projects with buildings at the finishing stage. Then we identified new buildings with prices below the average for the corresponding segment.
According to the results, there are about 24 projects in the mass segment at the stage of finishing buildings. They include 2.9 thousand apartments and apartments with an average price of 356 thousand rubles per 1 sq. m. With lower prices (up to 355 thousand rubles per 1 sq. m.), there are nine projects (1.4 thousand lots) for sale, which is only 11% of the market of new buildings in the mass segment. These are mostly apartments (852 units). The average cost of such facilities is 308.7 thousand rubles per 1 square meter, which is 17% less than the segment average.
An apartment or apartment will cost an average of 14.3 million rubles. The largest volume of supply is concentrated in the Southern Administrative District (one project with 354 apartments). Basically, buyers will have to choose from apartments and apartments without decoration (1,160 units). In business class, developers are implementing 35 projects at the finishing stage. There are 3.9 thousand apartments and apartments for sale with an average price of 504 thousand rubles per 1 sq. m. At a cost of up to 500 thousand rubles, 11 projects are currently being implemented at the final stage of construction. The total supply volume in them exceeds 2 thousand apartments and apartments.
In the total supply of new business class buildings, such housing options are in short supply — their share is only 8% (26.7 thousand apartments and apartments). The legal status of inexpensive new business class buildings at the final stage of construction is also diverse. Approximately half of this volume (1,028) consists of apartments, and the remaining part (1,057) consists of apartments.
The maximum concentration of new buildings is up to 500 thousand rubles per 1 sq. m. m is observed in the Southwestern District of Moscow, where 606 apartments are offered in one complex. The second place is occupied by the North-Western District with an indicator of 422 apartments and apartments in two new buildings. The third line is shared by the Southern and Western Districts, where 361 and 319 lots are being sold at the last stage, respectively. The vast majority of the proposals, namely 1.5 thousand apartments and apartments in 10 projects, are offered by developers without finishing. The white box format, which involves pre-finishing, is available in 409 rooms in three complexes. Fully habitable apartments with finishing are the rarest offer, numbering only 44 options in three projects.
"Buyers who are purposefully looking for apartments in new buildings at the final stage are usually not ready to wait. Their key motivation is to move in as quickly as possible. Therefore, they strive to find options with ready-made repairs or at least with a pre-finishing white box, so that after receiving the keys they can move immediately or complete the repair as soon as possible. The same logic is often followed by investors for whom a return on investment is important," Olga Tumaikina, Commercial Director of FGC Group, explained to Izvestia.
At the same time, the average price per square meter in the 12 most affordable new business class buildings at the final stage is 391.7 thousand rubles. The average cost of an apartment or apartment is 20.6 million rubles for an apartment with an area of about 53 sq. m. The three most affordable new business class buildings at the final stage included three projects.
"In some projects, after completion of construction and obtaining a permit for commissioning, the price per square meter may show a sharp jump — by an average of 5-15%, especially with high demand," Igor Sibrenkov, commercial director of Osnova Group, explained to Izvestia.
According to him, such dynamics is often observed in complexes where prices were relatively moderate at the construction stage, but at the same time these projects have a good location. Proximity to the center, the metro within walking distance and good infrastructure are becoming key drivers of cost growth at the final stage.
New buildings at the stage of finishing in the premium class are also relatively rare. Such buildings can be found in 12 projects, and the number of apartments and apartments in them for sale slightly exceeds 1 thousand. On average, developers offer them at 694.8 thousand rubles per 1 sq. m.
Accordingly, at a more affordable price (less than 690 thousand), five projects can be found at the finishing stage, in which 463 apartments (8% of the market) are represented. Their average cost is 599 thousand rubles, which is 27% less than the segment average at all stages of implementation (823 thousand rubles). The offer is concentrated in two projects in SVAO (316 apartments). Basically, premium developers in the most affordable projects at the finishing stage offer housing without finishing (179 apartments), but three projects have full finishing (99 apartments) and two have white box (185 apartments).
In the high-budget part of the Moscow new building market, you can find 13 projects of the elite and deluxe segment at the stage of finishing works in buildings. Developers sell 334 apartments and apartments in them for an average of 1.87 million rubles per 1 sq. m.
Five projects at the final stage of construction have a more attractive price, in which 241 lots are offered, which is 12% of the market of new buildings in the elite and deluxe segment at all stages of construction. Apartments are mainly on sale (172 lots). The average cost per square meter in them is 1.53 million rubles, which is 18% less than the segment average.
On October 24, analysts at Grad Development told Izvestia that premium real estate projects in the excavation rose in price in Moscow more than others. According to them, the average price is 1 sq.m. The m in them now amounts to 819 thousand rubles against 650 thousand a year earlier. The dynamics of excavation prices in other segments of the capital's new building market looks different.
