Premium real estate projects in the excavation have risen in price more than others. This was reported to Izvestia on October 24 by analysts at Grad Development, who conducted market research.
According to its results, premium class projects were the most expensive among Moscow new buildings at the excavation stage. Average price per sq.m. The m in them now stands at 819 thousand rubles against 650 thousand rubles a year earlier. The dynamics of excavation prices in other segments of the capital's new building market looks different.
Thus, comfort class complexes at the initial stage of construction increased in price by 8% over the year (to 351 thousand rubles per square meter), business class - by 1% (to 501 thousand rubles per square meter), elite and deluxe class projects became cheaper by 7% (the figure decreased to 1.9 million rubles per square meter).
According to analysts, the premium segment of the Moscow new building market has traditionally demonstrated resilience to any economic difficulties, which makes it particularly attractive to investors. This is reflected, among other things, in high prices at the start, which nevertheless retain the potential for further significant growth.
"The average price of premium new buildings at the excavation stage has increased due to the release of more expensive new projects. The market for premium new buildings at the start of construction is mainly formed by five projects in 2025. Two more projects from last year remained at the initial stage.Thus, the total number of new buildings in the segment at the initial stage of construction has decreased from 15 to 7," Anastasia Rimskaya, Commercial Director of Grad Development, explained to Izvestia.
According to her, the price increase is due to the fact that new projects set a higher quality standard and, as a result, become more expensive. The expert noted that more and more premium class projects are currently being released, which in many respects are close to the elite segment.
In addition, as Rimskaya emphasized, the price increase in premium is due to a shortage of supply - consumer activity is outpacing the pace of new buildings entering the market. Due to expensive project financing, many developers have postponed their starts, but buyers are not reconsidering their plans to buy a home and invest in reliable assets.
According to the results of a study by Domclick analysts, which appeared on October 22, the real estate market is experiencing an increase in offers outside of administrative centers. This, as experts have emphasized, is due to the difference in cost per square meter. The largest decrease in prices for secondary real estate relative to the rest of the region was noted in the administrative centers of Omsk (-12.8%) and Volgograd (-5.7%) regions, as well as Stavropol Territory (-4.9%).
