Analysts have revealed the names of the leading cities for apartment purchases
Nizhny Novgorod became the leader in terms of the total share of apartments sold in 2025: the sale rate here reached 89% over the past year. Omsk is in second place (83%), and Moscow closes the top three (81%). This conclusion was reached on October 24 by analysts from the Airplane Group and MACON, who conducted a study on the proportion of apartments sold in projects at a high stage of readiness.
According to the study, St. Petersburg and Kazan share the fourth place - in each of these cities this indicator is at the level of 78%. They are followed by Yekaterinburg (74%) and Novosibirsk (62%). The lowest level of sales within the regulatory indicators is observed in Perm (60%), and outside of these indicators — in Samara and Rostov-on-Don (49% in both cities).
According to Anton Gak, Director of sales for federal projects at the Aeroplane Group, the figures that can be seen in the report indicate several things at once. Firstly, the fact that, contrary to all fears, the demand for new high-quality real estate continues to persist. People still feel the need to improve their living conditions, and despite the high key interest rate, they remain active in the market.
"Secondly, the high level of sales also indicates that developers are cautiously putting new projects and queues on sale, expecting further reductions in mortgage rates and project financing. At the same time, it will be possible to increase the volume of projects at the right time in a short time, since all the documentation is already ready. And thirdly, the data confirms the correctness of our strategic choice to develop our business in economically developed cities outside the capitals," he explained to Izvestia.
If we talk about the total volume of the exhibition, then, according to the research, Moscow (73,302 apartments) and St. Petersburg (20,605) are expected to occupy the leading positions here. The top 5 cities in terms of the number of apartments put on the market in new buildings also include Krasnodar (13,888), Yekaterinburg (12,198) and Novosibirsk (8,848).
At the same time, the leading cities in terms of sales — Nizhny Novgorod and Omsk — have some of the lowest exposure volumes from the entire sample: 1,459 and 2,097 apartments, respectively. The fewest apartments in this category of projects are represented in Chelyabinsk (476) and Sochi (272). It is noteworthy that the data on projects at a low stage of readiness looks completely different.
For example, the average sales rate in this segment is only 25%. Apartments in such projects are most often bought in St. Petersburg (40%), Kazan (39%) and Moscow (39%). These cities are followed by Nizhny Novgorod (37%), Rostov-on-Don (37%) and Krasnodar (33%) by a small margin. Interestingly, the lowest demand for lots in projects at the early stages of construction is in Samara and Voronezh, where sales figures are only 9% and 7%, respectively.
"There is also an investment demand in the real estate market of the southern regions. For many investors, the cost of entry into a project is more important than the time of entry. Therefore, they purposefully invest in real estate precisely at the early stages of construction in order to fix the price...> As we can see from the example of our projects in the Krasnodar Territory, the number of buyers from other regions, in particular from Moscow and the Moscow region, reaches 30%, and in Sochi – up to 40%," the press service of the Neometria Food Company commented on the study.
Experts also added that residents of the Ural and Far North regions often consider real estate in the south as seasonal housing, or as an option for retirement (in this case, housing after commissioning is often rented out until the owner moves in).

According to him, it is imperative for a potential buyer to request fresh certificates from the seller from neuropsychiatric and narcological dispensaries, especially if there is the slightest doubt about his condition. It is also necessary to check for disability and its group, as this may affect a person's legal capacity. When buying an apartment acquired in marriage, a notarized consent of the spouse is required, and with the participation of minors or incapacitated owners.
