Experts have announced an increase in the supply of real estate outside administrative centers

In almost all major regions of the Russian Federation, secondary real estate outside administrative centers is cheaper than in regional capitals, and the difference continues to grow. This was reported by Domclick analysts based on the results of a study of offers on the secondary real estate market both in administrative centers and beyond.

The largest difference in the cost per square meter is noted in the Moscow region, the Sverdlovsk region and the Perm Region. In Moscow, the gap between the price of 1 square meter in the secondary housing market within the city and in the region has increased by 25.9% over the past year, and now a square meter in the capital is 136.6% more expensive. Similar figures were recorded in the Sverdlovsk region, where the price in Yekaterinburg is 132.2% higher than in the region, but the growth over the year was 6.5%.

In addition to Moscow, over the past year, the difference in property values between the capital and the rest of the region's settlements has grown the most in Ufa (+12.3%), Krasnoyarsk (+12.2%) and St. Petersburg (+11.7%).

The largest decrease in prices for secondary real estate relative to the rest of the region was noted in the administrative centers of Omsk (-12.8%) and Volgograd (-5.7%) regions, as well as Stavropol Territory (-4.9%).

In half of the regions considered, the difference in the cost of a "square" between the capital and the periphery does not exceed 50%. At the same time, in two regions — Krasnodar and Stavropol territories — it is cheaper to buy secondary housing in the capitals than in the periphery. In Krasnodar, a square meter in the capital of the region is cheaper by 23.4%, in Stavropol — by 15.3%. In the Kaliningrad region, the difference between them is minimal — it is 5.9% higher in the region than in its capital. These three regions are united by the presence of popular resort locations outside the administrative centers where property prices are traditionally higher, such as Sochi and Gelendzhik in the Krasnodar Territory, Kislovodsk and Yessentuki in the Stavropol Territory, Zelenogradsk and Svetlogorsk in the Kaliningrad region.
