The most expensive studio apartments in new buildings of Moscow are named
As of the end of September 2025, 1,685 one—bedroom apartments with a total area of 84.3 thousand square meters were represented on the primary luxury real estate market in Moscow. As analysts from Whitewill and Baltschug Development told Izvestia on October 21, the average price per square meter is 1.04 million rubles, and the area is 50 square meters.
"The demand for studio apartments in luxury new buildings remains consistently high. Such lots are purchased both for personal use and for investment purposes: for rental, resale or as a family asset. This is often an option for temporary residence, for example, for those who mostly live outside the city, in another region or abroad, but periodically come to Moscow for work," said Ekaterina Levina, Whitewill's top broker.
Also, according to her, such apartments are often bought for children studying in the capital, or for parents who need a comfortable and compact accommodation option. However, it is important to understand that in the deluxe segment, one—bedroom options are less common, and the majority of apartments are still two– or three-bedroom formats. In addition, when compared with other segments, the area of one-room lots is much higher here.
Experts have also compiled the top 5 most expensive offers at the moment — all of them are located in the Central Administrative District, less than five kilometers from the Kremlin. The most expensive was a one-room lot in the Yakimanka district for 557.1 million rubles. With an area of 125 square meters, the price per square meter in it reaches 4.5 million rubles.
The second position is occupied by an object in the Tverskoy district — 123.1 sq. m. m for 369.3 million rubles. The apartment in the same part of the capital closes the top three, with an area of 109.6 square meters, for which 361.7 million rubles are being asked.
The fourth and fifth lines are occupied by two proposals from one residential complex on Yakimanka worth 317 million rubles and 315.7 million rubles, respectively. Their square footage is also comparable: 118.3 and 117.8 square meters. m.
The high cost is often explained by the exclusive options offered by a particular residential complex, explains Irina Soboleva, Commercial Director of Baltschug Development.
