Residential real estate insurance is turning from an optional service into a necessary property protection tool for Russians. This trend is associated with an increase in natural disasters and a significant increase in the cost of repair and restoration work. Artem Avadyaev, head of the Moscow Insurance Agency, told Izvestia about this on October 17.

"Climate threats, previously considered exotic for Russia, are becoming a familiar reality. Powerful tornadoes like the one in the Wedge, hurricane-force winds, abnormal precipitation and other natural phenomena are increasingly being recorded in different regions of the country. In addition to natural disasters, there are risks of household accidents, including flooding of neighbors in apartment buildings, the consequences of which can reach millions of rubles," he said.

An increase in the cost of repairs has a significant impact on the demand for insurance products. According to the expert, the cost of property restoration has increased several times over the past three to five years. In this regard, the specialist recommends reviewing the terms of the insurance contract annually and increasing the insurance amount by at least 20% to adequately cover possible losses.

The geography of climate risks covers the entire territory of Russia: from forest fires in the Far East and floods in the southern regions to earthquakes in Kamchatka. At the same time, the central regions of the country also regularly face the consequences of abnormal weather events. Popular smart home systems, as Avadyaev notes, although they help to detect threats in a timely manner, they are not able to prevent the occurrence of an insured event.

Choosing minimum protection programs and canceling policies after several years without incident remain common mistakes in insurance. Basic packages often do not cover risks such as electrical short circuits, pipe breaks, or the consequences of violating the rules of indoor operation.

The expert predicts a further increase in interest in housing insurance in the next 10-15 years, due to climatic instability and economic factors. In modern conditions, an insurance policy provides real estate owners not only with financial protection, but also with confidence in the ability to quickly restore property in case of unforeseen circumstances.

Andrey Serdyuk, a real estate market expert and author of the Telegram channel Realtor Academy, named the main payback factors for real estate in Moscow in an interview with Izvestia on March 29. According to him, the top 3 properties with the highest profitability and quick payback include studios and one-bedroom apartments in new buildings (up to 35 square meters), apartments in hotel complexes and apartments for daily rent (near the metro, near the TTK).
