Sberbank summed up the results of mortgage loans in September

The amount of mortgage loans issued by Sberbank in September amounted to about 280 billion rubles. The bank's share in the total volume of mortgages issued thus approached 70%. This was reported by experts of the analytical center "Domclick", having analyzed the bank's data.

"By the end of September 2025, Sberbank issued mortgage loans in the amount of about 280 billion rubles, which is 5% more than in August.
The secondary market has once again become the leader in demand. The primary market is also showing an increase in demand after a slight correction," Alexey Leypi, Director of Sberbank's Domclick department, commented on the research results.

The demand for primary housing increased by 7.4% compared to August, reaching 186 billion rubles. The share of this segment increased by 1.6 percentage points, to 66.4%. Despite the decrease relative to the first quarter, when the indicator was approaching 80%, new buildings retain the status of the most sought-after type of housing. The largest share of transactions with primary housing was recorded in St. Petersburg (78%), Voronezh Region (75.3%), Moscow (74.7%) and Leningrad Region (74.5%).

The ready-made apartment market continued to grow amid a reduction in the key interest rate. The volume of loans in the secondary housing segment increased by 11.4% and reached almost 46 billion rubles. Its share was 16.4%, the highest since the beginning of 2025. The regions of the Arctic and the Far East became the leaders in the share of secondary transactions: in the Magadan region this figure exceeded 50%, in the Arkhangelsk Region it amounted to 42.1%, in the Murmansk region — 39.2%.

The suburban housing segment showed a decline in activity due to the end of the season. The volume of disbursements for finished houses decreased by 5.2%, to 27.5 billion rubles, and for individual housing construction (IHS) — by 15.6%, to just over 15 billion rubles. At the same time, demand remains stable in a number of regions: in the Orenburg region, the share of country houses was 27.7%, in Tatarstan — 19.9%, in Bashkortostan — 19%. Yakutia (22.6%), the Trans-Baikal Territory (19.6%) and the Astrakhan Region (19.4%) remained the leaders in the share of residential housing.
