Experts have assessed the growing demand for market mortgages in Russia

In September, the volume of loans under market mortgage programs in Russia increased by 13.3% compared to August and amounted to almost 60 billion rubles, said Alexey Leypi, director of Sberbank's Domclick department.

According to him, the market share of mortgages increased to 21.4% in a month (+1.7 percentage points).

Domclick analysts clarified that the most significant increase in disbursements was observed in the primary market (+30.4%). However, the driver of the basic housing market remains secondary housing, where the volume of disbursements increased by 14.3%. The volume of loans for individual housing construction also increased by 9%.

Among the regions, the largest share of market programs was recorded in the Smolensk (25.8%) and Kamchatka (25.7%) regions. Significant interest in market loans for residential housing was observed in Omsk (7.5% of the total volume of loans) and Irkutsk (5.2%) regions.

"The share of disbursements under preferential programs continues to adjust, having decreased by 2.4 percentage points by August to 78.6%. Despite this, in September, the volume of disbursements under government—supported programs increased slightly (+2.8%), amounting to approximately 220 billion rubles," said Leipi.

Thus, loans for the most sought-after Family mortgages increased by 2.2%, almost reaching 187 billion rubles. High demand was registered in Astrakhan region (86.1%), Adygea (85.6%) and Krasnodar Territory (82.1%).

Among all preferential programs, the largest increase in loans in September was shown by IT mortgages (+11% compared to August). The volume of Sber's disbursements under this program exceeded 5 billion rubles. At the same time, interest in the Far Eastern and Arctic Mortgage (DViA) decreased: about 18.3 billion rubles were issued within its framework (8.5% less than in August).
