Experts spoke about the growth of the area of apartments in Moscow
After a period of reduced square footage in the mass segment of Moscow new buildings, the market is showing a reverse trend. According to SIS Development experts, in May 2025, the average area of apartments and apartments reached 45.6 square meters. m is the maximum figure for the last three years. The results of the study were reviewed by Izvestia on October 7.
Starting from the second half of 2024, the market of Moscow's mass-market new buildings has seen an increase in the average area of apartments and apartments offered. In May 2025, this figure reached 45.6 sq. m., whereas six months ago, developers offered premises with an average area of 44 sq. m. The last time such a level of average area was recorded in September 2022 — 44.9 sq. m. After that, the area gradually decreased, reaching a minimum in June 2023 — 43.5 sq. m.
SIS Development experts identify several reasons for the change in the trend towards an increase in the average area of apartments and apartments in massive new buildings. First of all, this dynamic is due to a reduction in the number of new project launches in the mass market segment. Since the beginning of 2025, sales of only one comfort-class residential complex have begun in "old" Moscow. In 2024, only nine mass project launches took place, which is 40% less than in 2023.
First of all, the average floor area has increased in all types of apartments and apartments, differing in the number of rooms. For example, the average studio area in Moscow's mass-market new buildings reached 25.4 square meters in May 2025, which is 9% more than the minimum value recorded in June 2023 (23.4 square meters). The average area of one-room apartments and apartments increased slightly: from 37.4 square meters. m in September 2023 to 38.7 sq . m . m in May 2025, which is an increase of 3%.
The area of two-room premises has also increased slightly: from 56.6 sq. m. m in September 2023 to 58.7 sq . m . m in May 2025 (an increase of 2%). The average area of three—bedroom apartments and apartments, contrary to the general trend, decreased until December 2024, reaching 77.9 square meters. m. however, in 2025 it also increased slightly to 79 square meters. m.
The structure of the apartment supply by number of rooms also reflects the change in the average area of premises for sale. In particular, since 2023, the share of one—room apartments has decreased from 39% to 36%, while two-room apartments have increased from 29% to 30%. At the same time, the share of studios remained almost unchanged and stabilized at 24%, but the average area of this type of premises increased.
"The upward trend in the average area can be explained by various reasons. First of all, this is a consequence of the lack of new project launches in the mass segment. Usually, due to the replenishment of the market with new projects, the average area of apartments for sale was kept at a relatively low level. Now new items have become a rarity, and buyers are still focused on buying smaller apartments, so small-sized rooms are being washed out faster and the average area remaining on sale is growing," explained Yaroslav Gutnov, founder of SIS Development.
In addition, as the expert noted, due to the expensive mortgage, not every buyer can afford to buy a large-format apartment, so they are now being sold more slowly than studios and one-bedroom apartments. High mortgage rates in the secondary market are also holding back demand, as it has become more difficult for their owners to find a buyer. This complicates the possibility of exchanging an old apartment for an apartment in a new building.
Evgeny Belokurov, Commercial Director of Yandex Real Estate, told Izvestia on September 12 that in 2025 the surge in interest in real estate is due not only to the traditional seasonal factor, but also to a number of important changes in the economic situation, which is gradually stabilizing.
